Ideal candidates have 2+ years of full-time maintenance experience, EPA certification, their own hand tools, a valid driver's license, and the ability to travel between sites.

Qualifications

• Minimum 2 years of full-time apartment maintenance experience or a related trade.
• EPA refrigerant certification is required.
• Own basic set of hand tools and valid driver's license.
• Ability to participate in rotating on-call schedule.
• Willingness to travel between two Wisconsin properties.

Responsibilities

• Perform general maintenance at two properties in Chilton and Sheboygan Falls.
• Execute electrical, plumbing, carpentry, painting and HVAC tasks as needed.
• Replace fixtures, lights, faucets, doors and flooring where required.
• Assist with custodial and grounds maintenance and safety duties.
• Respond to resident requests within 24 hours and support on-call coverage.

Point Real Estate Management is seeking a part time Maintenance Technician to add to our team! This position will float between two properties located in Chilton and Sheboygan Falls, Wisconsin, working approximately 15‑20 hours or less per week. The ideal candidate will have some basic knowledge of electricity, plumbing, carpentry, drywall repair, painting, and HVAC.

Duties and Responsibilities

• Customer Service
• Service requests made by residents should be completed within 24 hours
• Assist in the distribution of flyers and other material
• General Maintenance, including but not limited to:
• Replace filters and clean air conditioning vents as needed
• Replace breezeway light bulbs as needed
• Perform HVAC repairs as neededPerform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
• Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks.
• Paint, interior and exterior, when necessary.
• Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
• Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas.
• Assist in grounds work when necessary, including picking up litter and 'trashing out' vacancies.
• Maintain pool chemical levels and cleanliness.
• Repair concrete, masonry, roof, fencing, when required.
• Be responsible for refurbishing of apartments prior to resident occupancy (Make Readies).
• Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts, and post map of same.
• Make keys, change locks and assist in maintaining key control and other work as directed
• On Call
• Handle 'on call' duties whenever needed.
• Participate in standby emergency schedule for evening, weekend, and holiday coverage.
• Other duties as assigned by supervisor

Requirements

Work Experience Requirements

• Minimum 2 years of full‑time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC.
• EPA (refrigerant transition and recovery certification).
• Own basic set of hand tools.
• Valid driver's license with reliable transportation is required for travel between properties.
• Available to participate in a rotating on‑call schedule.
• Ability to perform work responsibilities at other locations in the area, as needed.
