Job Responsibilities

As a Maintenance Technician, or Service Technician, your primary responsibilities include overseeing physical assets, general maintenance repairs, apartment make-readies, and participating in preventive maintenance, construction, or rehabilitation projects.

Essential Job Functions:

• Use service request system to schedule and prioritize work, with assistance from Community Manager and Service Supervisor.
• Perform repairs or replacements in HVAC, electrical, plumbing, carpentry, drywall, structural, appliances, and make-readies, including exterior grounds and common areas.
• Monitor completion of service requests to ensure customer satisfaction and limit callbacks.
• Follow company policies and procedures, ensuring preventive maintenance programs are implemented and documented.
• Exercise independent judgment, especially under stress due to deadlines or reprioritization.
• Assist with move-in/move-out reports and communicate with the team about unit readiness and expenses.
• Identify and report hazards, assist with repairs, and respond to resident requests and weather-related issues promptly.
• Manage inventory, order supplies, and perform other duties as assigned.

Required Qualifications/Skills:

• 6 months to 1 year of general maintenance and safety experience.
• Knowledge of building maintenance, repair, preventative maintenance, irrigation, pool systems, and appliance repair.
• Basic computer skills.
• Ability to work independently with minimal supervision.
• Excellent time management and prioritization skills.
• Positive, team-oriented attitude and ability to work with diverse groups.
• Own industry-specific hand tools.
• Valid driver’s license or reliable transportation.

Preferred Qualifications/Skills:

• Knowledge of HVAC systems, with certifications such as HVAC, EPA Type II, or CPO preferred or obtainable.

Work Schedule and Physical Requirements

Standard hours are 8am-5pm, Monday-Friday, with potential overtime, on-call, and rotating responsibilities. The physical demands include working indoors and outdoors, handling equipment, and performing physical tasks such as climbing, lifting, and operating tools, in various environmental conditions.

Travel locally, overnight, or regionally may be required.
