Job summary

South Oxford Management is seeking a Maintenance Technician to support our properties across multiple communities. You will perform routine maintenance, respond to service requests, and keep residents safe and satisfied. The role requires physical stamina and a proactive, customer-focused approach.

Qualifications

  • Valid driver's license and high school diploma or equivalent.
  • Willingness to work flexible schedule including weekends, holidays, overtime and on call.
  • Sharp professional appearance; ability to walk the property and climb stairs.
  • Must be able to lift up to 50 pounds; physically capable.
  • HVAC certification preferred; proficient with computers and various software programs.

Responsibilities

  • Perform routine maintenance work orders across plumbing, electrical, HVAC, carpentry and appliances.
  • Diagnose faults, perform preventative maintenance, and inspections; ensure units are market ready.
  • Respond to resident work orders with a customer-first attitude.
  • Assist in make-ready process for new move-ins; coordinate with vendors as needed.
  • Maintain maintenance shop; keep stocked and organized.
  • Utilize maintenance management systems to complete tasks.

How You Will Contribute
Things You Will Do
  • Maintenance Perform routine work orders at the community which may include appliance repair completing emergency and on call ticketsPerform repairs and maintenance tasks across plumbing electrical HVAC carpentry and appliancesDiagnose faults carry out preventative maintenance and weeklymonthly inspectionsEnsure resident service requests are completed promptly and apartments are market readyParticipate in on call rotation for after hours emergenciesRespond to resident work orders with a customer first attitudeCompletes the make ready process to prepare vacant apartment homes for leasing and new move ins by completing the pre move out inspection creating a punch list of maintenance work needed scheduling vendors and contractors as needed obtaining needed supplies and materials completing all maintenance tasks and inspecting completed workTake pride in the apartment community; visually inspect and address areas of concern keep the community clean and make note of service needsKeep the Maintenance Shop stocked organized and cleanUtilize maintenance management systems on computers and iPads to complete work orders
Safety
  • Be mindful of the condition of the community and initiate action to correct unsafe conditions ie broken gates broken steps brokenburned out exterior lightsThink safety first and ensure that unsafe conditions are corrected promptlyReport major repairs and needs to maintenance supervisor and property managerRemove and transfer of appliances abandoned furniture and equipmentSchedule and perform routine preventive maintenanceUtilize maintenance management systems to complete preventive maintenance and annual inspection
Customer Service
  • Provide outstanding and proven customer service to residents and future residents Inspect and help coordinate all make ready repairs and services Help your team anticipate problems that residents might have before they even occur Perform additional duties as assigned by the Maintenance Supervisor or Community Manager
Things You Will Need
  • You must have a valid driving license High School diploma or equivalentWillingness to work a flexible work week including weekends holidays overtime and on call hoursSharp professional appearanceMust be able to walk the property which includes climbing stairsMust be able to bend stoop squat kneel climb stairs push pull reach carry suppliesStand for extended periods of timeMay be required to lift to 50 pounds without assistanceTravel up to 10 or rarelySkills General knowledge of all things pertaining to property maintenanceSkill in the safe use and maintenance of hand and power toolsHave a steady hand good eyesight and dexterity when using hand tools and machineryAble to multitask and meet deadlinesAdvanced knowledge in HVAC HVAC certification preferredProficient and comfortable using computers and various software programsKnowledgeable of pertinent laws including EPA and OSHA regulationsCertified Pool Operator Universal Freon License including R410A preferableSouth Oxford Management is proud to provide training and licensing opportunities for experienced individuals ready to take the next step
