Job summary

South Oxford Management is seeking a Maintenance Technician to uphold the quality and safety of our properties. You will perform routine work orders, diagnose faults, and coordinate make-ready tasks to prepare apartments for leasing across our Florida communities.

You will handle plumbing, electrical, HVAC, carpentry and appliance repairs, participate in on-call rotations, and maintain a safe, clean, well-functioning environment for residents.

Qualifications

  • High school diploma or equivalent required.
  • Valid driver's license and ability to lift up to 50 pounds.
  • HVAC certification preferred; experience with plumbing, electrical and carpentry.

Responsibilities

  • Perform routine work orders at the community, including appliance repair and on-call tickets.
  • Diagnose faults and carry out preventative maintenance.
  • Repair plumbing, electrical, HVAC, carpentry, and appliances as needed.
  • Ensure make-ready tasks are completed for new move-ins.
  • Maintain safety, cleanliness, and proper operation of community areas.
  • Respond to resident requests with a customer-first attitude.

How You Will Contribute

The Maintenance Technician performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Things You Will Do
Maintenance
  • Perform routine work orders at the community, which may include appliance repair, completing emergency and on-call tickets.
  • Perform repairs and maintenance tasks across plumbing, electrical, HVAC, carpentry, and appliances.
  • Diagnose faults, carry out preventative maintenance, and weekly/monthly inspections.
  • Ensure resident service requests are completed promptly and apartments are market-ready.
  • Participate in on-call rotation for after-hours emergencies.
  • Respond to resident work orders with a customer-first attitude.
  • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Take pride in the apartment community; visually inspect and address areas of concern, keep the community clean, and make note of service needs.
  • Keep the Maintenance Shop stocked, organized, and clean.
  • Utilize maintenance management systems on computers and iPads to complete work orders.
Safety
  • Be mindful of the condition of the community and initiate action to correct unsafe conditions, i.e., broken gates, broken steps, broken/burned-out exterior lights.
  • Think safety first and ensure that unsafe conditions are corrected promptly.
  • Report major repairs and needs to maintenance supervisor and property manager.
  • Remove and transfer of appliances, abandoned furniture, and equipment.
  • Schedule and perform routine preventive maintenance.
  • Utilize maintenance management systems to complete preventive maintenance and annual inspection
Customer Service
  • Provide outstanding and proven customer service to residents and future residents.
  • Inspect and help coordinate all make-ready repairs and services.
  • Help your team anticipate problems that residents might have before they even occur.
  • Perform additional duties as assigned by the Maintenance Supervisor or Community Manager.
Things You Will Need
  • You must have a valid driving license.
  • High School diploma or equivalent.
  • Willingness to work a flexible work week, including weekends, holidays, overtime, and on-call hours.
  • Sharp professional appearance.
  • Must be able to walk the property, which includes climbing stairs.
  • Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies.
  • Stand for extended periods of time.
  • May be required to lift to 50 pounds without assistance.
  • Travel up to 10% or rarely.
Skills:
  • General knowledge of all things pertaining to property maintenance.
  • Skill in the safe use and maintenance of hand and power tools.
  • Have a steady hand, good eyesight, and dexterity when using hand tools, and machinery.
  • Able to multitask and meet deadlines.
  • Advanced knowledge in HVAC. HVAC certification preferred.
  • Proficient and comfortable using computers and various software programs.
  • Knowledgeable of pertinent laws including EPA and OSHA regulations.
