Job summary

The Related Group is seeking a Maintenance Associate to perform routine maintenance in apartments, common areas, and amenity spaces. This role supports preparing vacant units for move-ins, preventive maintenance, cleaning, and grounds monitoring under the supervision of the Maintenance Supervisor.

Responsibilities include responding to service requests, performing scheduled maintenance, and assisting with supplies and tasks across the property.

Qualifications

  • Education: High school diploma, GED or 1–3 months of related experience and/or training.
  • Ability to read and comprehend simple instructions and correspondences.
  • Ability to perform basic arithmetic with U.S. dollars and measurements.
  • Strong communication with the public and ability to operate common maintenance tools.

Job Description

The Maintenance Associate performs routine maintenance in apartments, common areas, and amenity spaces. The role includes preparing vacant units for new move‑ins, preventive maintenance, cleaning duties, and grounds monitoring. The position operates under the direction of the Maintenance Supervisor and supports the overall property appearance and safety.

Daily Responsibilities
  • Respond to service requests as required.
  • Prepare vacant apartments for new move‑ins, including maintenance, painting, cleaning, and carpet cleaning.
Weekly Responsibilities
  • Perform additional maintenance duties as directed by the Maintenance Supervisor.
Monthly Responsibilities
  • Assist in ordering supplies for the property.
Annual Responsibilities
  • Execute preventative maintenance tasks according to an annual Preventative Maintenance Program developed by the Maintenance Supervisor.
Other Duties
  1. Receive written work orders or verbal instructions from supervisor.
  2. Cut grass and trim weeds on the property, if necessary.
  3. Digs flower beds and plants flowers, if necessary.
  4. Construct decorative flower garden borders from wood, if necessary.
  5. Cleans internal areas of buildings, including dusting, sweeping, and mopping.
  6. Washes windows.
  7. Empties trash cans and consolidates trash for weekly pickup.
  8. Paints interior and exterior walls and trim.
  9. Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.
  10. Maintains and repairs building plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
  11. Maintains and repairs wood parts of buildings.
  12. Replaces worn or damaged parts such as hoses, wiring, and belts in machines and equipment such as trucks, street sweepers, and other equipment used within the maintenance department.
  13. Assists other departments with moving furniture and unloading and storing supplies.
  14. Maintain attendance and punctuality, ensuring coverage when absent and arriving on time for meetings and appointments.
Supervisory Responsibilities

This position has no supervisory responsibilities.

Qualifications
  • Education: High school diploma, GED, or one to three months of related experience and/or training, or an equivalent combination.
  • Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos; to write simple correspondence; to present information in one‑on‑one and small group situations to customers, clients, and other employees.
  • Mathematical Skills: Ability to add, subtract, multiply, and divide two‑digit numbers and to perform operations with U.S. money, weight, volume, and distance units, including calculations using whole numbers, fractions, and decimals.
  • Reasoning Ability: Apply common sense to follow detailed but uncomplicated instructions and solve straightforward problems with a few concrete variables.
  • Computer Skills: Not required.
  • Other Skills: Strong communication with the general public, and ability to operate tools such as power drills, power saws, pressure washers, lawn mowers, shop uses, and other tools normally used in maintenance duties.
Physical Demands

Regular standing, walking, occasional sitting, reaching with hands and arms, climbing or balancing, stooping, kneeling, crouching, or crawling. Frequent lifting of up to 10 pounds and occasional lifting of more than 100 pounds. Vision requirements include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment

Exposure to high or precarious places, moving mechanical parts, wet or humid conditions, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, electrical shock, vibration, and loud noise levels.
