Job summary

TRG Management is seeking a hands-on Maintenance Supervisor to oversee upkeep of properties in Birch River, West Virginia. You will coordinate repairs, supervise staff, ensure safety, and maintain high-quality common areas for residents.

Responsibilities include installing and servicing electrical systems, appliances, and HVAC, performing preventative maintenance, and responding to emergencies. Leadership, reliability, and resident-focused service are essential.

Qualifications

• Hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
• Excellent communication and interpersonal skills.
• Supervisory experience preferred.
• EPA or CFC certification.

Responsibilities

• Prepare apartment turns for new residents (painting, flooring, repairs).
• Maintain property: inspect, repair, and upkeep interiors/exteriors.
• Lead maintenance staff: delegate, supervise, and assist.
• Install/repair electrical systems, appliances, and HVAC equipment.
• Perform preventative maintenance and log findings.
• Provide on-call emergency service as required.
• Maintain grounds and keep areas clean with staff.
• Monitor mechanical equipment including water heaters and HVAC.
• Diagnose malfunctioning equipment and replace faulty components.

Job Description

Responsibilities

• Prepares or assists in preparing apartment turns for new residents, including painting, flooring, general repairs, housekeeping, and related tasks.
• Conducts hands-on maintenance of the property, including inspection, repair, and general maintenance of apartment homes and interior/exterior areas.
• Acts as a team leader within the maintenance department, delegating, supervising, directing, and assisting other maintenance staff.
• Installs and repairs electrical systems, appliances, electrical components, and HVAC equipment.
• Performs preventative maintenance and records findings in the maintenance log.
• Provides on-call emergency service as required.
• Maintains grounds and keeps them free of trash and debris in coordination with maintenance staff.
• Monitors the upkeep of mechanical equipment, including water heaters and HVAC units.
• Diagnoses malfunctioning equipment such as transformers, motors, and electrical fixtures.
• Replaces faulty electrical components and positions sensing devices as needed.

Qualifications

• A high school diploma or equivalent (preferred).
• A minimum of three (3) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
• Excellent communication and interpersonal skills.
• Supervisory experience (preferred).
• An EPA or CFC certification.
