Responsibilities

As a Maintenance Technician Lead, you will be at the forefront of our maintenance team, guiding and mentoring technicians while ensuring that our buildings and grounds are safe, functional, and aesthetically pleasing.

In this pivotal role, you will oversee daily operations, coordinate maintenance schedules, and tackle complex repairs across various systems, including plumbing, electrical, and HVAC. You’ll serve as a crucial point of contact between team members and management, fostering a collaborative environment that upholds our high standards of service and safety.

ESSENTIAL JOB FUNCTIONS:

  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Oversee the "make‑ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
  • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
  • Supervise and coordinate the activities of the maintenance staff, ensuring efficient workflow.
  • Develop and implement maintenance schedules and procedures to optimize operations.
  • Conduct property inspections to ensure compliance with safety standards.
  • Assist in training and developing maintenance team members to enhance their skills.
  • Liaise with the Maintenance Supervisor on work priorities and inventory management.
  • Participate in the rotating on‑call schedule for emergency maintenance repairs.
  • Perform other duties as assigned.

COMPENSATION
  • $27.00 - $31.00 / hour
  • plus an annual bonus
  • This position is Non‑Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

POSITION REQUIREMENTS / QUALIFICATIONS:

  • 3+ years of experience in maintenance, with at least 1 year in a leadership role.
  • Strong technical skills in HVAC, plumbing, carpentry, and electrical work.
  • Affordable housing experience preferred.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
  • Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands.
  • Must be able to participate in the emergency on‑call rotation as needed.
