Maintenance Technician
The Maintenance Technician is responsible for performing general upkeep, repairs, and maintenance tasks to ensure the safe and efficient operation of facilities and equipment. This role involves a variety of tasks including cleaning, minor repairs, and routine inspections to maintain the functionality and appearance of the property.
- Pay Rate: $20/ hour
- Schedule: Monday - Friday 9:00AM-5:00PM
- PTO: 40 hours of sick PTO after the 90-day probation period. 40 hours of vacation PTO after one year and 7 paid federal holidays.

Maintenance Technician
The Maintenance Technician is responsible for performing general upkeep, repairs, and maintenance tasks to ensure the safe and efficient operation of facilities and equipment. This role involves a variety of tasks including cleaning, minor repairs, and routine inspections to maintain the functionality and appearance of the property.

Job Responsibilities Include But Are Not Limited To
- Responsible for the daily repair and upkeep of the property
- Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or the management company
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times
- Changing AC filters/Vacuum AC vents
- Performing routine cleaning tasks in common areas of the condominium such as lobbies, restrooms, trash rooms, hallways/catwalks, elevators, offices, laundry rooms, clubhouse, and recreational areas
- Collecting and disposing of trash materials in accordance with community guidelines
- Sweeping, mopping, vacuuming, and maintaining the cleanliness of floors, carpets, and entryways
- Addressing minor maintenance issues such as changing lightbulbs, fixing leaking faucets, and repairing minor damage as needed
- Assisting with outdoor cleaning, including sidewalks, parking lots, and landscaping upkeep. Pick up and discard any debris/trash/palm prawns in common areas
- Ensuring that all cleaning and maintenance activities follow safety protocols and guidelines
- Taking pictures and documenting any maintenance or safety concerns to the property manager or supervisor promptly
- Painting as needed
- Pressure washing as needed
- Assisting with the inspection, repair, and installation of sprinkler systems
- Being aware of and operating within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
- Removing debris from the roof and property
- Responsible for a thorough knowledge of management company policies and property community policies.
- Inspecting the property and reporting to Management any issues or findings
- Working closely with the Property Manager, Board, and other team members to ensure projects are completed in a timely manner
- Demonstrating customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
- Completes all tasks in a positive, professional manner consistent manner
- Assisting in diagnosing and solving maintenance issues in exterior and common areas ranging from plumbing, electrical, general carpentry, appliances, HVAC, and pool
- Distributing notices and communications to residents as necessary
- Completing basic checklists and inspections as assigned
- Performing other duties as assigned
- This position requires a constant need to be on feet, working outdoors in all weather conditions, and the ability to perform physical activities including, but not limited to: bending, kneeling, climbing stairs, reaching above shoulder, grasping/gripping/turning, climbing ladders, lifting/carrying equipment, supplies, other materials, and painting
Qualifications
- High School Diploma or equivalent required; technical or vocational training in maintenance or a related field preferred.
- Previous experience in maintenance or facilities management is preferred.
- Experience with a range of maintenance tasks, including electrical, plumbing, HVAC, and general repairs.
- Strong problem-solving and troubleshooting abilities.
- Proficiency with hand tools, power tools, and maintenance equipment.
- Basic knowledge of electrical, plumbing, and mechanical systems.
- Ability to follow written and verbal instructions accurately.
