WSH Management, Inc. in Suisun City, CA seeks a reliable Maintenance Technician/Porter to care for our apartment communities. You will inspect properties, perform repairs, respond to emergencies, and support turnover work with contractors.

The role requires at least one year of relevant experience, a high school diploma, a valid driver’s license, and strong communication. You will work on-call, weekends, and overtime as needed, maintaining safety and high standards across the properties.

Aufgaben

• Inspect property and equipment daily to determine need and extent of service.
• Respond to service requests FIFO, with emergency exceptions.
• Implement and supervise Preventative Maintenance program.
• Update quarterly, semi-annual, and annual maintenance schedules (HVAC filters, detectors, batteries, leaks, gutters).
• Submit monthly property safety inspection report to the Resident Manager.
• Assist with apartment turnover, including maintenance/renovation and bids from contractors.
• Direct contracted projects to verify adherence to specifications.
• Purchase and maintain records of supplies, machinery, equipment, and furniture.
• Utilize safety equipment as applicable.
• Compile labor and material cost records and issue cost reports to owners.
• Assemble and analyze bids and recommend actions.
• Respond to emergency calls 24/7; on-call rotation.
• Provide emergency on-call services at sister properties if needed.
• Keep the Maintenance Shop neat and organized; maintain tools.
• Meet with residents in a professional manner.
• Communicate with Property Manager daily to meet objectives.
• Communicate with suppliers/vendors for safe/efficient operations.
• Troubleshoot/repair heating, AC, and appliances.
• Repair hard-to-reach electrical/plumbing issues.
• Re-key locks and cut keys.
• Address cleanliness issues around property; trash/hallways.
• Monitor maintenance inventory and place replacement orders.
• Operate power machinery safely.
• Travel to local areas as needed.
• Keep mobile during work hours and on call.

Document accurately to describe work done, parts used, disposition, and time spent.Implementation and supervision of Preventative Maintenance program.Review and update quarterly, semi-annual, and annual preventative maintenance schedules to include changing HVAC filters, fire detector batteries, other safety devices, cleaning gutters, and inspecting for leaks.Completes and submits a monthly property safety inspection report to the Resident Manager.Assist with turnover of apartments as requested by the Resident Manager, including maintenance, repair, or renovation duties, and obtain bids for additional work from outside contractors.Directs contracted projects to verify adherence to specifications.Purchases and maintains records of building and maintenance supplies, machinery, equipment, and furniture.Utilize safety equipment as applicable (i.e., back support devices, eye protection, gloves, masks, etc.).Compiles records of labor and material costs for operating the building and issues cost reports to owners or managing agents.Assembles and analyzes contract bids and submits bids and recommendations to superiors for action.Respond to emergency calls 24 hours a day, 7 days a week. Overtime may be required.Provide emergency on-call services on a rotating basis with other maintenance staff. Overtime may be required.If unavailable for emergency calls due to vacation or other personal reasons, arrange for the Service Technician at a sister property to be on call and notify your Supervisor and the sister property's Manager of the arrangement.Support office staff in efforts related to the safety and security of the property.Keep the Maintenance Shop neat and organized. Maintain company tools, equipment, and other items in satisfactory condition.Meet with community residents in a personable and professional manner.Effectively assess situations that may require assistance or specialized equipment and respond appropriately in serious or emergency situations.Communicate effectively with the Property Manager daily to ensure all objectives are met and the property remains up to company standards.Communicate with the Property Manager regarding suppliers and vendors to ensure safe and efficient operation of property maintenance.Troubleshoot, diagnose, and correct heating, air conditioning, and appliance problems.Diagnose and repair equipment or appliances that are not clearly visible or easily accessible under counters, on ceilings, etc.Re-key locks and cut keys.Repair electrical and plumbing problems.Provide carpentry and sheetrock repairs.Address cleanliness issues throughout the property, including trash and hallways.Assist in monitoring maintenance inventory, parts, cleaning supplies, and placing replacement orders.Use power machinery properly and safely.Drive to local areas as necessary.Keep cellular telephone on at all times during working hours and while on call.High School Diploma (or equivalent).Requires a minimum of one (1) year relevant experience or apartment maintenance experienceOn call and weekend service experience.Effective written and verbal communication skills.Strong customer service, communication and interpersonal skills required.Proven working experience in electrical, plumbing, appliance repairs etc.Proven working experience as a janitor / porter.Ability to handle heavy equipment and machinery.Knowledge of cleaning chemicals and supplies.Familiarity with Safety Data Sheets.Candidate must have own transportation (Federal mileage rates and guidelines apply).Must possess a valid driver’s license and maintain current auto insurance.
