Job summary

Epic Asset Management in Washington state is seeking a Maintenance Technician to uphold the physical integrity of our properties and create a safe, welcoming environment for residents and visitors. You will apply technical expertise and a proactive problem-solving approach while exemplifying Epic's values.

You will handle plumbing, electrical, HVAC, carpentry, and appliance repairs, perform preventative maintenance, and coordinate with the Maintenance Supervisor to manage work orders.

Qualifications

  • Proven experience in maintenance roles for residential properties.
  • Knowledge of plumbing, electrical, HVAC, and carpentry basics.
  • Proficient with maintenance software (Yardi/OneSite) and MS 365.
  • Valid driver’s license and reliable transportation.

Responsibilities

  • Respond promptly and professionally to resident service requests and complete repairs to high standards.
  • Diagnose and perform minor and routine maintenance including plumbing, electrical, HVAC, carpentry and appliance repairs.
  • Conduct preventative maintenance on property equipment to ensure longevity and reliability.
  • Execute the make-ready process for new residents with pre-move-out inspections and punch lists.
  • Maintain cleanliness and appeal of common areas, amenities, and grounds.

Position Summary

Epic Asset Management is seeking a highly skilled and customer-focused Maintenance Technician to join our dedicated team. As a Maintenance Technician, you will demonstrate technical expertise, a commitment to excellence, and a proactive approach to problem-solving while exemplifying Epic's core values.

Key Responsibilities

Service Excellence

  • Respond promptly and professionally to resident service requests, ensuring repairs and maintenance are completed to the highest standard.
  • Maintain clear and courteous communication with residents and team members.

Property Maintenance

  • Diagnose and perform minor and routine maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Conduct preventative maintenance on property equipment and systems, ensuring optimal functionality and longevity.
  • Execute the "make-ready" process to prepare apartments for new residents, including pre‑move‑out inspections, creating repair punch lists, and completing necessary tasks efficiently.
  • Maintain the cleanliness and appeal of common areas, amenities, and grounds, including debris removal and pressure washing.

Collaboration and Efficiency

  • Partner with the Maintenance Supervisor to prioritize and manage work orders effectively.
  • Assist with vendor coordination and on‑site oversight, as needed.
  • Support cost‑management efforts by repairing equipment when feasible and using materials responsibly.

Documentation and Compliance

  • Accurately complete and maintain service records and documentation to ensure compliance with company policies and safety standards.
  • Adhere to all local, state, and federal regulations related to property maintenance and safety.
Qualifications & Skills
  • Proven experience in maintenance roles, preferably in residential property management.
  • Proficiency with tools and equipment related to property maintenance, including safe operation of hand and power tools.
  • Knowledge of basic plumbing, electrical, carpentry, and HVAC systems.
  • Strong communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and team members.
  • High level of professionalism in demeanor and appearance.
  • Proficiency in using maintenance‑related software (e.g., Yardi, OneSite, or similar) and Microsoft 365.
  • Valid driver's license, insurance, and reliable transportation are necessary.
Physical Requirements
  • Able to stand, walk, bend, reach overhead, climb stairs, and perform physical tasks for extended periods.
  • Capable of lifting, moving, or transporting objects up to 75 lbs., with occasional lifting up to 150 lbs.
