Essential Duties and Responsibilities
The Maintenance Technician is responsible for the following tasks and shall:
- Perform work in a timely, friendly, professional, and positive manner.
- Meet daily with the Maintenance Supervisor to receive work orders.
- Complete management work orders for common area maintenance and perform other services as requested by the board of directors through the Maintenance Supervisor or Manager.
- Follow safety policies and OSHA standards for physical and chemical safety.
- Respond immediately to association radio during working hours and after hours if on call.
- Operate golf carts, association’s pickup truck, power tools, power washer, and other maintenance equipment.
- Check and maintain trash rooms, recycle bins, trash chutes, and ensure cleanliness.
- Maintain clay tennis courts and perform groundskeeping duties such as trash removal and sweeping.
- Replace failed light bulbs, make minor repairs, and report needs to the Maintenance Supervisor.
- Paint parking lines, clean roof vents, check and maintain pool areas, and monitor pool chemicals per health regulations.
- Change building lights, document work, and identify deficiencies for follow-up.
- Lubricate locks, repair walls, replace A/C filters, inspect fire extinguishers, and perform exterior cleaning and painting as needed.
- Report rule violations or property issues, maintain equipment and supplies, and perform preventative maintenance.
- Work weekend shifts and coordinate on-call duties as needed.
Qualifications
- Valid Florida driver’s license; loss results in termination.
- At least three years of maintenance experience, including basic painting, mechanical, carpentry, electrical, and plumbing skills.
- Certified Pool Operator (CPO); obtain certification within 12 months if not already certified.
- Ability to operate small tools and equipment, work independently, and follow procedures.
- High school diploma or GED required.
Physical Requirements
- Ability to perform physical tasks, withstand outdoor conditions, lift up to 60 lbs, and communicate effectively.
