Job summary

A Community of Friends is seeking a Maintenance Technician to handle general and preventative maintenance for an 80-unit affordable apartment community serving veterans and other low‑income households. You will perform electrical, plumbing, carpentry, mechanical and painting tasks, coordinate with the Property Manager, and schedule tenant service requests according to ACOF standards.

Qualifications

  • High school diploma or GED; trade school diploma/certificate may substitute.
  • Three years general maintenance experience (plastering, painting, basic plumbing, carpentry).
  • Three years working in a multifamily apartment building.
  • Ability to read, write and speak English.
  • Lift 60 lb / push 75 lb; climb ladders.
  • Valid California driver’s license; access to a personal vehicle.
  • Meet California minimum and ACOF insurance requirements.
  • Must have own tools.

  • Prioritize, schedule and complete tenant service requests for unit repairs, general maintenance and janitorial duties according to ACOF standards.
  • Perform property maintenance and repairs including plastering, painting, plumbing, carpentry, mechanical and electrical.
  • Prepare and document all work orders in Real Page.
  • Prepare properties for inspections by regulatory agencies.
  • Coordinate and monitor work progress of vendors or outside contractors.
  • Inspect property daily and report needed repairs to the Property Manager.
  • Prepare and maintain equipment inspection and preventive maintenance logs.
  • Light janitorial duties.
  • Other duties as assigned by the Property Manager or Property Supervisor.

Description

Under the direction of the Property Supervisor and the Director of Property Management, the Maintenance Technician will be responsible for efficiently performing all general apartment and facilities maintenance and preventative maintenance and troubleshooting at an 80-unit affordable apartment community for veterans and other low-income households. This position will incorporate different trades including: electrical, plumbing, carpentry, mechanical, and painting. In collaboration with the Property Manager, the Maintenance Technician will prioritize, schedule and complete tenant service request for unit repairs, general maintenance, and janitorial duties according to ACOF standards. The Maintenance Technician will interface with 3rd party vendors to preserve and maintain the building, providing a quality living environment for ACOF’s tenants and working to establish a positive, productive work relationship with the tenants in this community.

Essential Duties
  • In conjunction with Property Manager, prioritize, schedule and complete tenant service requests for unit repairs, general maintenance, and janitorial duties according to A Community of Friends (ACOF) standards.
  • Perform property maintenance and repairs as assigned by the Property Manager including, but not limited to, plastering, painting, plumbing (unclogging toilets and drains) carpentry, mechanical and electrical.
  • Prepare and document all work orders in Real Page.
  • Prepare properties for inspections by regulatory agencies.
  • In collaboration with the Property Manager, review and give feedback on bids.
  • Coordinate and monitor work progress of vendors or outside contractors.
  • Inspect property daily and report any needed repairs to the Property Manager.
  • Inspect building equipment and provide preventative maintenance services in accordance with appropriate preventative maintenance guidelines. Prepare and maintain all appropriate equipment inspection and preventative maintenance logs, as required.
  • Inspect building equipment per established specifications to ensure safe and reliable operation. Prepare and maintain all appropriate equipment inspection logs, as required.
  • Troubleshoot and diagnose equipment malfunctions. Repair equipment or cause the equipment to be repaired by a vendor or outside contractor, in accordance with policies and procedures.
  • Maintain maintenance supplies inventory and order as needed.
  • Complete all paperwork (i.e., preventative maintenance schedules, work orders, inventory reports, daily work log reports, etc.) on a daily basis or as required by Property Manager.
  • Light janitorial duties.
  • Other duties as assigned by the Property Manager or Property Supervisor.
Requirements
++Basic Qualifications++
  • High school diploma or GED Certificate or Trade School diploma/certificate or (6) years’ experience facility maintenance may be substituted.
  • Three (3) years performing general maintenance (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry) experience.
  • Three (3) years working in a multifamily apartment building
  • Ability to read write and speak English.
  • Ability to lift 60 / push 75 pounds
  • Ability to climb ladder and step ladder
  • Possession of a valid California driver’s license.
  • Access to a personal vehicle to be used to conduct ACOF business.
  • Ability to meet California minimum and ACOF insurance requirements.
  • Communicate effectively in the workplace using interpersonal and computer skills.
  • Must have own tools.

  • Two (2) years working in a special needs building
  • Effectively manage and solve practical problems and effectively handle situations with limited instructions.
  • Ability to demonstrate exceptional customer service skills and maintain positive and professional working relationships with internal and external clients.
