Maintenance Technician

Maintenance Technician Position Overview:

In this role, you will ensure the community grounds are safe, organized, well-maintained, and stocked with necessary supplies. You will interact with residents, complete service requests and inspections, and maintain community assets and grounds. Teamwork is essential for success in this role.

Maintenance Technician Essential Functions:

• Perform preventative maintenance, work-orders, and home refurbishments to maintain rental inventory.
• Keep community grounds, common areas, and vacant lots clean and debris-free.
• Complete work promptly, maintaining quality and safety standards.
• Respond to after-hours emergency calls as scheduled.
• Read water meters, identify, and resolve leaks.
• Organize maintenance tools, facilities, and equipment.
• Assist with new home delivery and setup; report warranty or follow-up work.
• Deliver notices to residents as requested.
• Participate in team and safety meetings.
• Uphold OSHA standards and use PPE as required by law.
• Maintain safe winter road conditions through snow removal and de-icing.
• Operate and maintain company vehicles safely and in compliance.
• Communicate effectively with team members, vendors, and residents.
• Work safely around pets, service animals, and wildlife.
• Perform additional duties as assigned and subject to change.

Physical Requirements:

• Stand and walk for up to 8 hours daily.
• Use hands and fingers to handle objects, tools, or controls.
• Reach overhead and in front safely.
• Climb, balance, or crawl in confined spaces as needed.
• See clearly at various distances and adjust focus.
• Regularly push, pull, lift, or carry up to 50 lbs., occasionally up to 85 lbs.
• Handle hazardous chemicals properly.
• Climb ladders safely, occasionally up to 8 feet.

Education and Experience:

• Valid in-state driver’s license required.
• High school diploma or equivalent preferred.
• Experience in home refurbishment or make-ready preferred.
• HVAC, Electrical, Plumbing, and Pool Operation experience are a plus.
• OSHA certifications or trainings are a plus.
• Proficiency with industry-specific software and electronic devices/tablets.
