Job summary

Folio Association Management in Florida seeks a Maintenance Technician to support residential communities. You will perform routine and preventive maintenance on building systems, respond to resident requests, and help keep common areas safe and well maintained.

You will coordinate with vendors, maintain records, ensure compliance with safety standards, and be available for on-call duties evenings, weekends, and holidays.

Qualifications

  • High school diploma or equivalent.
  • One year of experience as a maintenance technician, handyman, or similar role.
  • Strong knowledge of HVAC, plumbing, electrical systems, and general maintenance procedures.
  • Excellent problem-solving skills with the ability to diagnose issues and implement effective solutions.
  • Strong communication and interpersonal skills, and the ability to interact professionally with residents, vendors, and team members.

Responsibilities

  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical systems, and appliances.
  • Maintain cleanliness and aesthetic appearance of common areas, including landscaping, sidewalks, parking areas, and recreational facilities.
  • Respond to maintenance requests from residents and resolve concerns in a timely and efficient manner.
  • Coordinate and oversee vendors and contractors for specialized repairs and projects, ensuring work is completed to specifications and within budget.
  • Report any safety hazards or compliance issues to the Maintenance Supervisor, Community Manager or General Operations Manager.
  • Maintain an adequate supply of tools, equipment, and materials necessary for daily operations and assist in keeping the maintenance shop organized and stocked.
  • Ensure that all work is performed in accordance with federal, state, local, and company safety standards and building code regulations and requirements.
  • Maintain thorough and accurate records of maintenance and repair activities, including maintenance logs, work orders, and inspections.
  • Perform any other duties within the scope of the maintenance technician and as assigned by the manager.

  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical systems, and appliances. Respond to maintenance requests from residents and resolve concerns in a timely and efficient manner.

  • Follow a preventive maintenance schedule to reduce the likelihood of equipment failure or costly repairs. Conduct regular inspections of the property, including common areas, equipment, and building systems, to promptly identify and address maintenance concerns.
  • Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical outages, or HVAC failure.
  • Coordinate and oversee vendors and contractors for specialized repairs and projects, ensuring work is completed to specifications and within budget.
  • Report any safety hazards or compliance issues to the Maintenance Supervisor, Community Manager or General Operations Manager.
  • Maintain an adequate supply of tools, equipment, and materials necessary for daily operations and assist in keeping the maintenance shop organized and stocked.

Physical Demands
  • Must be able tolerate extended periods of walking and standing; repetitive motion activities including walking, standing, kneeling, bending, crouching, lifting and carrying; regularly lifting and carrying objects weighing less than 30 pounds; occasionally lifting and moving objects weighing 30-60 pounds.
  • Must be available for on-call duty as required, including evenings, weekends, and holidays.
Minimum Qualifications
  • High school diploma or equivalent.
