Job summary

Maloney Properties, Inc. is seeking a Maintenance Technician to support our Newport, RI area portfolio, based at three nearby sites in Middletown and reporting to Newport, Portsmouth, and Tiverton as needed.

You will perform in-unit repairs, preventive maintenance, and prepare units for new residents, while also maintaining common areas and coordinating with contractors. A team player with strong customer service skills is essential.

Qualifications

• Experience in apartment repair, carpentry, plumbing, electrical, and HVAC.
• Ability to work as part of a team or independently.
• Yardi or other work-order system experience preferred.

Responsibilities

• Performing in-unit repairs and preventive maintenance for residential properties.
• Prepare apartments for new resident occupancy and complete work orders (electrical, plumbing, carpentry, appliances).
• Supervise contractors as needed and coordinate with maintenance team.
• Maintain exterior and common areas and perform groundskeeping tasks.
• Update maintenance software and keep supervisors informed on status.

Your Responsibilities:

We are seeking a Maintenance Technician to support our portfolio of residential properties in the Newport, RI area. You will be based at 3 nearby sites in Middletown, RI and will report to sites in Newport, Portsmouth, and Tiverton, RI as needed. You will join a team of maintenance professionals whose responsibilities include:

• Performing in-unit repairs, preventative maintenance, and preparing apartments for new resident occupancy.
• Completing work orders, including light electrical, plumbing, and carpentry work, appliance repair, and general building maintenance.
• Providing access to and supervising contractors as needed.
• Performing groundskeeping and maintenance of exterior and common areas.
• Updating the Yardi mobile app and keeping the Maintenance Superintendent and Property Manager informed of work order status.

The work hours are 9:00am-5:00pm, Monday-Friday, with on-call duties shared on rotation.

Skills & Requirements

Your Qualifications:

We are looking for a team player with excellent communication skills and a strong customer service philosophy.

• Knowledge of general apartment repair, carpentry, plumbing, electrical, and HVAC work is required.
• The ability to work as part of a supportive and cohesive team, as well as independently, is required.
• Basic computer and smartphone skills are required; experience with Yardi or other work order systems is preferred.
• A valid driver’s license and access to a vehicle are required.
