Job summary

Landings Real Estate Group is seeking a Maintenance Technician to keep our apartment communities in Groton and New London, CT running smoothly. This hands-on role covers turnover work, preventative maintenance, and a broad range of trades.

You will work with a supportive team and supervisor, handling electrical, plumbing, HVAC, and carpentry tasks while ensuring safety and quality across properties.

Qualifications

• 2+ years of experience in multi-family maintenance, construction, or a trade required.
• General knowledge of carpentry, repair, and building systems.
• Comfortable using hand and power tools.
• Positive attitude, organized and energetic.
• Strong customer service orientation and interpersonal skills.
• Ability to read and follow instructions and communicate effectively, both verbally and in writing.
• Valid driver’s license and reliable transportation.
• Trade schooling a plus.

Responsibilities

• Perform apartment turnover work in vacant units (paint, clean, and maintenance punch items).
• Complete work orders promptly and correctly (typically within 24 hours).
• Diagnose and repair issues across electrical, plumbing, appliances, and HVAC systems.
• Execute preventative maintenance on building systems (plumbing, heating, cooling, mechanical).
• Maintain curb appeal (trash removal, sprinkler inspections, weed control).
• Respond to emergency maintenance calls on a rotating basis (evenings, weekends, holidays).
• Assist with snow removal as needed.
• Support moving of supplies, parts, appliances, tools, and HVAC equipment.
• Assist with pool maintenance and equipment if applicable.
• Keep dumpster areas and common spaces clean and presentable.
• Maintain clubhouse and office spaces.
• Keep vacant units in working condition.
• Flag liability risks to supervisor.
• Adhere to policies including Fair Housing, ADA, OSHA.

MAINTENANCE TECHNICIAN

As a Maintenance Technician with Landings Management, LLC, you’ll keep our apartment communities in Groton and New London, CT running at their best - and you’ll do it alongside a solid team of techs and a supervisor who’s got your back.

This is a hands-on, trade-heavy role where your skills actually show. You’ll handle the kind of work that matters: apartment turns, work orders, preventative maintenance, and everything in between. No two days are the same, and the breadth of work means you’ll stay sharp across multiple trades.

What You’ll Be Doing

• Perform apartment turnover work in vacant units - paint, clean, and handle maintenance punch items

• Support budget controls by eliminating waste and using resources responsibly

What You Bring

• 2+ years of experience in multi-family maintenance, construction, or a trade (plumbing, HVAC, electrical, carpentry, etc.)
• Knowledge of general carpentry, repair, and building systems
• Comfortable using hand tools and power tools
• Positive attitude, organized, and energetic
• Strong customer service orientation and solid interpersonal skills
• Ability to read and follow instructions and communicate effectively, both verbally and in writing
• Valid driver’s license and reliable transportation
• High school diploma or equivalent required; trade schooling a plus

Physical:

This role requires regular standing, walking, lifting (up to 50 lbs), climbing, crouching, and working in all weather conditions.
