Job summary

Landmark Realty, LLC in Mission, Kansas is seeking a Maintenance Technician to service appliances, perform basic plumbing and electrical tasks, and maintain units and common areas to keep residents comfortable. You will re-key locks, manage tools and supplies, inspect property systems, and respond to residents’ service requests with safety and professionalism.

Qualifications

• Basic knowledge of electrical systems and plumbing.
• Knowledge of painting and other handyman tasks.
• Own tools and a smartphone for maintenance tickets.
• Valid driver’s license and reliable transportation.
• Excellent safety habits and neat appearance.
• Thorough, reliable, honest, organized and service-oriented.
• Strong written and oral communication.

Responsibilities

• Service appliances as requested.
• Perform basic plumbing and electrical work.
• Re-key locks as requested.
• Assist in maintaining inventory of tools, equipment, and supplies.
• Replace burnt-out bulbs and fixtures in units and common areas.
• Perform corrective maintenance and respond to resident requests.
• Observe and report unusual conditions on the property.
• Inspect grounds, buildings, plumbing, and electrical fixtures as directed.
• Identify power, water, and gas shutoffs, extinguishers and hydrants on the property.
• Enter occupied apartments to perform repairs.
• Clean up after work is completed.
• Notify Supervisor or Property Manager regarding supplies needed.
• Perform pool and spa maintenance as directed.
• Follow safety procedures and attend trainings.
• Wear company uniform and badge during work hours.

Maintenance Technician Responsibilities:

• Service appliances, as requested.
• Services general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
• Re-key locks, as requested
• Assists in maintaining inventory of tools, equipment, and supplies
• Replace burned-out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed
• Performs corrective maintenance and satisfies residents’ needs following company procedures when performing service requests
• Observes the condition of the apartment and report any unusual circumstances (Size/number of pets, unauthorized occupants, illegal activity, etc.)
• Observes the condition of the property in general and report any unusual circumstances
• Makes regular inspection of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment, as directed
• Should be familiar with the location of power, water, and gas turnoff valves, clean-out traps, fire extinguishers, and fire hydrants on the property
• Enters occupied apartments to perform necessary repairs
• Cleans up thoroughly after performing work
• Notifies Maintenance Supervisor and/or Property Manager, as directed, regarding any supplies necessary to complete service requests
• Performs pool and spa maintenance, as directed
• Follows company procedures regarding safety and emergencies
• Attends employee meetings and training seminars, as requested
• Wears company uniform and badge during work hours

Qualifications:

• Possesses basic knowledge of the following: electrical systems, plumbing systems, painting, and other basic handyman processes
• Provides/uses own tools, including smart phone for maintenance tickets
• Valid driver’s license and reliable transportation
• Utilizes good safety habits at all times
• Neat, clean appearance
• Needs to be thorough, reliable, responsible, honest, organized, flexible, and be service-oriented
• Compatible with a wide range of people
• Above average written and oral communications skills
