Job description

As a Maintenance Technician, you’ll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work:

The Gramercy is a luxury apartment community in thriving New Albany, OH, featuring modern and contemporary aesthetics with 1, 2, and 3-bedroom floor plans, stainless steel appliances, vaulted ceilings, vessel sinks, in-unit washer & dryer, and more.

What You’ll Own:

• Complete resident service requests promptly, including after-hours and emergency needs, participating in an on-call rotation.
• Prepare units for new residents to meet move-in deadlines, ensuring high standards.
• Maintain the exterior and common areas, including grounds and shared spaces, to keep the community clean and welcoming.
• Perform swimming pool maintenance and ensure health and safety compliance where applicable.
• Identify and address maintenance issues proactively to reduce disruptions.
• Follow OSHA standards and safety policies, reporting hazards immediately.
• Use tools and supplies efficiently, maintaining equipment properly.
• Collaborate with the maintenance team and other departments to achieve property goals and foster teamwork.
• Maintain a professional appearance and wear the required uniform.
• Perform additional duties as assigned by management.

What You’ll Bring:

• High school diploma or equivalent.
• Basic English skills for instructions and communication.
• Experience in general maintenance, including HVAC, electrical, plumbing, and appliances (preferred).
• EPA Certification (Type I and II) preferred; may be required depending on location.
• Basic computer skills, including maintenance management software and email.
• Strong problem-solving and communication skills.
• Ability to walk frequently, stoop, kneel, crouch, crawl, lift/move up to 50 lbs, and use a ladder.
• Residence within 30 miles of the property with reliable transportation for on-call duties.
