Job summary

Carter-Haston is seeking a Maintenance Technician in Nashville to perform grounds and property upkeep, respond to service requests, and maintain common areas and apartment homes.

The role requires one year of related experience; HVAC/EPA certification is preferred, and candidates should be proficient with hand and power tools and capable of electrical, plumbing, and drywall repairs. This is a full-time onsite position with base pay of $21.00 to $24.00 per hour and bonus opportunities.

Qualifications

• Experience with appliance, electrical, drywall, and/or plumbing repairs.
• Ability to work flexible work schedules including on-call rotations, after hours, and weekends when needed.

Responsibilities

• Maintenance of grounds, common areas, and apartment homes; deliver prompt service and treat residents with respect.
• Comply with OSHA and health/safety policies; update property log and report unsafe activities.
• Support expense control by fixing rather than replacing when possible.
• Prepare vacant units for occupancy and ensure market-ready quality.
• Perform preventative maintenance and maintain the pool area.
• Complete service requests efficiently and conduct daily property walks.
• Assist in inventory control and communicate needs to the Service Manager.
• Deliver consistent excellent customer service yielding positive ratings.

Responsibilities

• Responsible for assisting in maintenance of grounds, common areas, and apartment homes in your assigned community; delivering exceptional and prompt service; and treating all community members with respect
• Comply with all OSHA regulations and health/safety policies and procedures; adhere to EPA regulations and update property log; and report all unsafe activities or incidents
• Support expense control by fixing rather than replacing, when applicable
• Prepare vacant units for occupancy; utilize the Market-Ready Inspection form to ensure accuracy of market-ready units
• Perform preventative maintenance
• Maintain pool area in the community
• Complete service requests in an efficient manner
• Conduct daily property walks and remove litter, debris, and pet waste
• Responsible for snow/ice removal of community including walkways, sidewalks, and parking lots
• Assist Service Manager in maintaining shop and supply inventories in adherence to the annual budget; communicate needs to Service Manager
• Deliver consistent excellent customer service that yields guest satisfaction through positive ratings and community reviews
