Job summary

Carter-Haston Real Estate Services, Inc. is seeking a Maintenance Technician to support the upkeep of grounds, common areas, and apartment homes in Durham, NC. The role requires timely service delivery while upholding safety policies and building relationships with residents.

You will perform preventative maintenance, assist with unit readiness, and help manage inventories and seasonal upkeep, contributing to a well-maintained community and positive resident experiences.

Qualifications

• Grounds, common areas and apartment home upkeep experience preferred.
• Ability to follow OSHA and health/safety policies and procedures.

Responsibilities

• Assist in maintenance of grounds, common areas, and apartment homes; deliver prompt service and show respect to community members.
• Comply with OSHA regulations and health/safety policies; update property logs; report unsafe activities or incidents.
• Support expense control by fixing rather than replacing when possible.
• Prepare vacant units for occupancy using Market-Ready Inspection standards.
• Perform preventative maintenance tasks as assigned.
• Maintain pool area within the community.
• Conduct daily property walks; remove litter, debris, and pet waste.
• Assume snow/ice removal duties for pathways, sidewalks, and parking lots.
• Assist Service Manager with shop and inventory management within the annual budget; communicate needs.
• Deliver consistent excellent customer service to achieve high guest satisfaction and positive ratings.

• Responsible for assisting in maintenance of grounds, common areas, and apartment homes in your assigned community; delivering exceptional and prompt service; and treating all community members with respect
• Comply with all OSHA regulations and health/safety policies and procedures; adhere to EPA regulations and update property log; and report all unsafe activities or incidents
• Support expense control by fixing rather than replacing, when applicable
• Prepare vacant units for occupancy; utilize the Market-Ready Inspection form to ensure accuracy of market-ready units
• Perform preventative maintenance

• Complete service requests in an efficient manner???
