Job summary

Onni is seeking a Maintenance Technician in Los Angeles to perform diversified duties installing, troubleshooting, repairing, and maintaining production and facility equipment. You will support safety, predictive, and productive maintenance programs to help achieve site goals.

Responsibilities include preventive maintenance, diagnosing HVAC and related systems, coordinating with vendors, and providing excellent tenant service.

Qualifications

  • High school diploma/GED with craft apprenticeship or equivalent maintenance experience.
  • EPA 608 Certification is preferred or asset.
  • Experience with painting is an asset.
  • Must be highly motivated and able to work independently.

Responsibilities

  • Schedules, monitors, and performs preventative maintenance.
  • Diagnoses problems and repairs HVAC, electrical, plumbing, carpentry, drywall, exterior structure, and appliances.
  • Ensures work orders are responded to promptly and professionally.
  • Ensures spaces are turned in timely and efficiently; verifies completion.
  • Provides excellent customer service to tenants.
  • On-call pager service when scheduled and performs emergency maintenance when required.
  • Inspects buildings for safety and cleanliness and flags items for repair.
  • Assists scheduling and communication with vendors and contractors.
  • Assists with bids from outside contractors and oversees contractor work.
  • Assists with purchasing maintenance supplies within budget.

The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain production and facility equipment according to safety, predictive, and productive maintenance systems and processes to support the achievement of the site's business goals and objectives.

What You Will Do
  • Schedules, monitors, and/or performs preventative maintenance.
  • Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, and appliances.
  • Ensures that work order requests are responded to promptly and professionally.
  • Ensures spaces have been turned-in in a timely and efficient manner, as well as determines if work has been completed properly.
  • Provides excellent customer service to prospective and current tenants.
  • Provides on-call pager service when scheduled and performs emergency maintenance work when required.
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
  • Assists supervisor with scheduling and communicating with vendors and contractors.
  • Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
  • Assists with purchasing maintenance supplies for the property while staying within the planned budget.
  • Prepares and submits property invoices in accordance with established guidelines.
  • Communicates with supervisor regarding the overall maintenance function of the property.
  • Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
  • Complies with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Performs other duties as required.
What You Bring
  • High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and commercial maintenance experience
  • EPA 608 Certification and/HVAC certified an asset
  • Experienced with painting an asset
  • Must be highly motivated and able to work independently

Salary Range:

$27-29/hour
