Qualifications

  • Knowledge of plumbing, electrical, HVAC, refrigeration, appliance repair, and building systems.
  • Certifications including Pool Operator, Boiler's License, and Refrigerant Certification (within 6 months).

Monday - Friday, 8:00am - 4:30pm, with limited nights and weekends for on-call rotation. Hours may vary.

Job Summary

The Maintenance Technician III performs equipment installation, troubleshooting, repairs, and preventative maintenance to ensure property standards and legal compliance. Works with Property Manager and Maintenance Supervisor to prepare apartments, complete work orders swiftly, and address repairs promptly. Supports an employee-first culture aligned with core values of relationships, development, quality, and responsibility.

Essential Duties
  1. Complete maintenance work orders promptly.
  2. Monitor and repair HVAC, plumbing, boilers, and other building systems.
  3. Assist in unit inspections and preventative maintenance.
  4. Collaborate on major repairs, remodels, and projects with vendors and team members.
  5. Maintain inventory of tools and supplies.
  6. Report high-priority issues to management.
  7. Perform groundskeeping and snow removal as needed.
  8. Maintain professionalism with residents, vendors, and the public.
  9. Attend training and keep certifications current.
  10. Follow safety protocols and respond to emergency calls.
Qualifications
  • High school diploma or GED; AA or certification in mechanical, HVAC, electrical, or industrial maintenance preferred.
  • At least 1 year of maintenance experience in residential settings or equivalent.
  • Knowledge of plumbing, electrical, HVAC, refrigeration, appliance repair, and building systems.
  • Certifications including Pool Operator, Boiler's License, and Refrigerant Certification (within 6 months).
  • Reliable transportation, valid driver’s license, and insurance.
Skills & Physical Demands
  • Fluent in English; excellent communication skills.
  • Decision-making, problem-solving, and time management skills.
  • Ability to handle multiple tasks and work collaboratively.
  • Ability to respond to emergency calls promptly.
  • Physical ability to lift heavy objects, work at heights, and navigate the property.
Tools & Environment
  • Hand tools, power tools, measuring devices.
  • Work in various environments, including outdoors and confined spaces.
  • Use of PPE required.
