Job summary

Asset Living is seeking a Maintenance Technician to assist in carrying out maintenance across multifamily communities. This role covers corrective, preventative, routine, emergency, and cosmetic maintenance under supervision.

Responsibilities include resident request responses, make-ready work, pool and grounds upkeep, safety checks, and record-keeping in line with company policy and OSHA guidelines.

Qualifications

  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
  • Ability to understand and perform all on-site software functions; basic computer skills required.

  • Maintain community common areas and units; perform routine, preventive, and cosmetic maintenance.
  • Respond to resident/management requests and work orders in a timely manner.
  • Assist with the make-ready process and turnover events.
  • Inspect grounds, buildings, and other community features to identify hazards and repair needs.
  • Maintain safety standards and OSHA guidelines; support the Maintenance Supervisor and Community Manager.

Maintenance Technician

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance
  • Regular/daily onsite attendance is required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and units
  • Assist with the scheduling and performance of all maintenance/repair-related turn events
  • Assist in the daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous property conditions or liability concerns
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
  • Understand and follow Asset key policy
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices
  • Participate in unit inspections as requested
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Participate in on-call emergency at the community
  • Utilize property resources, equipment, and supplies economically
  • Perform additional tasks as requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness
  • Project a favorable image of the community to achieve property objectives
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community as delegated by the immediate supervisor
Education/Experience
  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regularly move about to accomplish tasks or move from one worksite to another
  • Ascend/descend ladders, stairs, ramps, and work in various environments; lift and move objects 100+ lbs; work in confined spaces and outdoors in varying weather
  • Work overtime, weekends, and night hours as on-call property emergencies
  • Occasionally remain in a stationary position for extended periods
License/Equipment
  • Must have reliable transportation due to the emergency on-call requirement
