Job summary

Asset Living is seeking a Maintenance Technician in Alpharetta, GA to handle on-site maintenance, repairs, and make-ready tasks across residential properties. You will respond to resident requests, perform routine and emergency maintenance, and help maintain safe, clean, and compliant communities.

The role requires a High School diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. Strong customer service and teamwork are essential for success.

Responsibilities

  • Assist with maintenance and cosmetic tasks to support make-ready process under supervision.
  • Maintain preventive maintenance and safety standards; log chemical and maintenance records.
  • Participate in on-call emergency duties and respond to incidents at the community.
  • Inspect grounds, buildings, and facilities daily to identify hazards and address issues.
  • Support the Maintenance Supervisor with inventory management and safety training.

Maintenance Technician

The Maintenance Technician assists in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Regular/daily onsite attendance required.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in daily cleanup of the exterior, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning, maintaining accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy.
  • Maintain a well‑organized and properly stocked maintenance shop, adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency at community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
  • High School Diploma or equivalent.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement around work sites, including ascending/descending ladders, stairs, ramps, step stools, carrying objects of 100+ lbs., operating machinery and power tools, operating motor vehicles or golf carts, and working in various environmental conditions.
  • Ability to work overtime, weekends, night hours (on‑call property emergencies).
  • Occasionally standing or sitting for prolonged periods.
License / Equipment
  • Reliable transportation required for on‑call emergency duties.

Compensation is based on experience and includes a comprehensive benefits package: medical, dental, vision, life, accidental, disability insurance, 401(k) with employer match, and performance bonuses. Full‑time employees receive paid sick days and company holidays.

Salary Range: $24 per hour to $29 per hour
