Job summary

Maintenance Technician

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventive, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance – regular daily onsite attendance is required.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with the scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance, cleaning, and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
  • Maintain preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency at community.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Customer & Resident Relations – manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
  • High School Diploma or Equivalent.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement to accomplish tasks and move between work sites; frequent use of ladders, stairs, ramps, step stools, tight and confined spaces, overhead positions, reaching, and moving objects of 100+ lbs.
  • Lifting and placing objects of 100+ lbs.; operating machinery and power tools; operating motor vehicles and/or golf carts.
  • Communicate with others, repeat motions requiring wrists, hands or fingers, assess accuracy and thoroughness of work, inspect objects and areas, and be exposed to outdoor weather elements and hazardous chemicals.
  • Occasional stationary position, often standing or sitting for prolonged periods.
  • Prepared to work overtime, weekends, night hours (on‑call property emergencies).
License / Equipment
  • Must have reliable transportation due to the emergency on‑call requirement.
Compensation and Benefits

At Asset Living, compensation decisions consider skill set, background, training, certifications, and other relevant experience. The offer depends on the facts associated with each specific candidate’s relevant experience for the role. The comprehensive total rewards package includes medical, dental, vision, life, accidental and disability insurance, a 401(k) with employer matching, commission and performance bonuses when applicable, paid sick days and company holidays.

Salary Range: $19 per hour to $21 per hour.
