Job summary

ZRS Management is seeking a Maintenance Technician to provide excellent service to residents at our Texas properties. The role involves hands-on maintenance across plumbing, electrical, HVAC, and appliances, requiring strong safety and time-management skills.

You will work with the Maintenance Supervisor, perform turnover work within 3–5 business days, handle common-area upkeep, and support a preventive maintenance program while keeping tools organized and inventory up to date.

Qualifications

• Must possess a valid driver’s license with a clean driving record and proof of automobile insurance.
• EPA certification preferred; if required at a property, obtain within 90 days of start date.
• Excellent time management and attention to detail.
• Ability to respect and maintain confidentiality.
• Maintenance experience in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and other tasks as needed.
• Perform apartment turnover maintenance within 3–5 business days with turnover checklist.
• Turnover tasks include blinds installation, filter changes, bulb replacements, drip pan replacements, door stopper replacement, caulking, and related repairs.
• Undertake common area maintenance such as sweeping, mopping, vacuuming, trash removal, pressure washing, and window cleaning.
• Monitor building exterior for roof, siding, shutters, etc.
• Support a preventive maintenance program for your area of responsibility.
• Maintain inventory by recording newly purchased tools and equipment.
• Keep work area clean and orderly and follow all safety rules.

Job Description:The Maintenance Technician's primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.
