Job summary

ZRS Management is seeking a Maintenance Technician to service residents and work with the Maintenance Supervisor. You will perform skilled repairs across plumbing, electrical, heating, air conditioning, and appliances, and handle turnover maintenance on an ongoing basis.

The role reports to the Property Manager and offers growth to a Maintenance Supervisor path. Strong safety practices and teamwork are essential, with on-call availability as part of the responsibilities.

Qualifications

• Must have valid driver's license with an acceptable driving record and proof of automobile insurance.
• HVAC certification preferred.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Willing to work on-call hours.

Responsibilities

• Perform independent technical maintenance repairs on plumbing, electrical, heating and cooling systems, appliances and related components.
• Complete turnover maintenance in 3–5 business days with turnover checklist.
• Install blinds, replace filters, bulbs, drip pans, door stoppers and caulk as needed.
• Conduct common area maintenance: sweeping, mopping, vacuuming, trash removal, windows cleaning.
• Monitor exterior building for roof, siding, shutters, and other issues.
• Support preventive maintenance program across assigned area.
• Enter newly purchased tools/equipment into inventory.
• Keep work area clean and orderly and observe safety rules.

Job Description:The Maintenance Technician's primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.
