Job summary

ZRS Management in Daytona Beach, FL is seeking a diligent Maintenance Technician to service residential properties and support the Maintenance Supervisor. You will perform skilled repairs across plumbing, electrical, HVAC, and appliances, and handle apartment turnover with care to meet a 3–5 business day target.

This full-time role offers a path toward the Maintenance Supervisor position and reports directly to the Property Manager.

Qualifications

• Must have valid driver's license with an acceptable driving record.
• HVAC certification preferred.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in 3–5 business days and turnover checklist completion.
• Turnover maintenance includes installation of blinds, changing filters, replacing bulbs, replacing drip pans, replacing door stoppers, caulking and other repairs as needed.
• Common area maintenance including sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning.
• Monitor building exterior for roof, siding, shutters, and other issues.
• Maintain preventive maintenance program for area of responsibility.
• Record newly purchased tools/equipment into inventory.
• Keep work area clean and orderly; observe safety rules.

Job description

Job Description:The Maintenance Technician's primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.
