Role Description

The Maintenance Technician is a looking for someone to fill a 1099 role with 25-30 hours per week, on-site role based in the Iowa City–Cedar Rapids Area. This position is responsible for performing routine and emergency maintenance and repair tasks across residential properties, including plumbing, electrical, HVAC, and general building systems. Day-to-day duties include responding to maintenance requests, diagnosing issues, completing work orders, conducting preventive maintenance, and ensuring common areas and building exteriors are safe and well-maintained. The Maintenance Technician will collaborate with property management staff, coordinate with vendors as needed, maintain maintenance logs and inventories, and communicate clearly and respectfully with residents. The role also involves supporting renovation projects, following safety protocols, and helping uphold the company’s standards for quality, cleanliness, and resident satisfaction.

Qualifications

• Candidates should possess strong skills in Equipment Maintenance and Industrial Maintenance for residential building systems.
• Candidates should possess solid Troubleshooting and Preventive Maintenance skills to diagnose issues and reduce equipment downtime.
• Candidates should possess practical Maintenance & Repair skills for plumbing, electrical, HVAC, appliances, and general building upkeep.
• Relevant experience in apartment, facilities, or property maintenance, preferably in a residential or multifamily setting.
• Ability to use hand and power tools safely, follow maintenance procedures, and adhere to building and safety codes.
• Strong communication and customer service skills, with the ability to interact respectfully with residents and team members.
• Reliable transportation, availability for occasional after-hours or on-call work, and ability to perform physical tasks such as lifting, climbing, and prolonged standing.
• High school diploma or equivalent; additional technical training or certifications (e.g., HVAC, electrical, plumbing) are a plus.
