A leading property management company with nearly forty years of experience in the multi-housing industry, is seeking a full-time Maintenance Technician to work at our apartment community located in Hibbing, MN. This position is responsible for the maintenance of the apartments, common building systems, and grounds. Duties also include apartment turnover maintenance. Must be detail-oriented and possess skills in customer service. Appliance repair, plumbing, electrical, and carpentry experience is required. On-call hours are also required. Summary

The Maintenance Technician provides repair and preventive maintenance for all buildings on-site, including lawn and property upkeep. The individual maintains company standards regarding budgets, maintenance, and compliance with applicable laws. Effective communication with staff and management is essential.

Essential Duties and Responsibilities
  1. Respond to emergency maintenance requests during on-call hours, staying within 50 miles of the work site.
  2. Maintain lawns, including mowing, trimming, seeding, sodding, repairing, and winterizing.
  3. Maintain the exterior of buildings, including repairs, painting, and window rescreening.
  4. Keep occupied units in good condition and prepare unoccupied units for rent, including appliance, plumbing, electrical, heating/cooling, walls, flooring, and door repairs.
  5. Perform snow and ice removal.
  6. Replace unit locks and ensure premises security.
  7. Oversee subcontractors' work.
  8. Perform small motor repairs on maintenance equipment.
  9. Purchase supplies necessary for maintenance tasks.
  10. Operate electrical, mechanical, plumbing, and carpentry equipment.
  11. Diagnose and troubleshoot malfunctions and perform repairs.
  12. Assist in unit inspections and address repair, sanitation, and long-term needs.
Secondary Duties
  1. Procure parts and materials.
  2. Coordinate with contractors.
  3. Maintain paperwork such as invoices and service requests.
  4. Transport materials to landfill.
  5. Consult with vendors for best value.
  6. Stay informed on changing codes and implement necessary updates.
  7. Communicate with management regarding maintenance and tenant issues.
Supervisory Relationships

The Maintenance Technician reports to the Property Manager and does not supervise other staff.

Qualifications

Education and Experience: High school diploma and 2-3 years of maintenance experience or equivalent. Valid driver’s license required. Certifications and boiler licenses are desirable.

Skills: Ability to read and complete documentation, communicate effectively, and perform mathematical calculations.

Other Skills: Self-motivated, able to multi-task, work independently, and maintain confidentiality. Positive relationship skills are essential.

Additional Requirements

Regular attendance, punctuality, and availability for emergency and scheduled maintenance, including weekends and evenings.

Working Conditions & Physical Demands

Occasional outdoor work, exposure to noise, unsanitary conditions, insects, rodents, and potential contact with human waste and fumes. Physically capable of lifting up to 75 pounds, working in cramped positions, and performing various physical activities.

Tools and Equipment

Ownership of basic hand tools and small electric tools is expected. Use of cleaning and snow removal equipment is also required.

Pay Rate: $24.00 per hour.
