Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician to provide hands-on maintenance for our Greenwood community. This full-time, non-exempt role reports to the Property Manager and focuses on resident services, turnover, and safe, well-maintained common areas.

You will join a team ensuring timely repairs, on-call coverage, and a positive living experience while upholding safety standards and company policies.

Qualifications

• High school diploma or equivalent.
• Basic English communication skills.
• Experience in general maintenance (HVAC, electrical, plumbing, appliances) preferred.
• EPA Certification (Type I and II) preferred.
• Basic computer skills and maintenance software.
• Strong problem-solving and communication.
• Able to lift up to 50 lbs and use a ladder.
• Must live within 30 miles of the property.

Responsibilities

• Complete resident service requests promptly, including after-hours and emergencies.
• Perform unit turnovers and make-readies for new residents.
• Maintain exterior and common areas for a clean, welcoming environment.
• Perform pool maintenance and ensure health/safety compliance where applicable.
• Identify and address maintenance issues to minimize disruptions.
• Follow OSHA standards and report hazards.
• Use tools and inventory responsibly and safely.
• Coordinate with maintenance and other departments to meet goals.

What You’ll Do:

As a Maintenance Technician, you’ll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work:

Welcome home to Devonshire, an apartment community located in Greenwood, Indiana. Our community offers easy access to I-65 and I-69, making it easy to get to Downtown Indianapolis. Our pet-friendly one-, two- and three-bedroom apartments are also in the prestigious Center Grove School District. Each apartment for rent is complete with built-in workstations, walk-in closets, additional storage space, and a patio or balcony.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem-solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
