Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician in the Washington, DC area to keep our properties well‑maintained and welcoming for residents. You will handle service requests, turnovers, exterior upkeep, and safety compliance, reporting to the Property Manager.

This full‑time, non‑exempt role supports a team focused on quality and reliability. You will bring HVAC, electrical, and plumbing knowledge, along with EPA Type I/II certification where required.

Qualifications

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience including HVAC, electrical, plumbing, and appliances preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills including maintenance software and email systems.
• Strong problem-solving skills and ability to communicate effectively with residents and team members.
• Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.

Responsibilities

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs; participate in on-call rotation.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines.
• Maintain exterior and common areas, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance where applicable and comply with safety standards.
• Identify and address maintenance issues proactively to minimize disruptions.
• Adhere to OSHA standards and report hazards to management.
• Use tools and supplies efficiently and maintain inventory.
• Collaborate with other departments to meet property goals.
• Maintain a professional uniform and appearance.
• Perform other duties as assigned by management.

What You’ll Own

• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring
