Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician at Flats on the Row in Newport, KY. This full-time role supports resident service requests, unit turnovers, and property upkeep to maintain a welcoming community near Cincinnati.

You will handle exterior care, pool maintenance where applicable, and safety compliance while collaborating with the maintenance team to meet property goals. On-call duties and reliability are essential.

Qualifications

  • High school diploma or equivalent required.
  • Basic English communication skills to follow instructions and interact with residents and team members.
  • Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
  • EPA Certification (Type I and II) preferred; may be required in some locations.
  • Basic computer skills, including maintenance management software and email systems.
  • Strong problem-solving skills and ability to communicate effectively with residents and team members.
  • Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
  • Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.

Responsibilities

  • Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs.
  • Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
  • Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces.
  • Perform swimming pool maintenance and ensure compliance with health and safety standards where applicable.
  • Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
  • Adhere to OSHA standards and company safety policies; report hazards or safety concerns.
  • Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
  • Work closely with the maintenance team and other departments to meet property goals and foster teamwork and support.
  • Maintain the required uniform and present a professional appearance at all times.
  • Perform other responsibilities as assigned by management.

As a Maintenance Technician, you’ll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work

Flats on the Row is a pet-friendly apartment community in Newport, KY, less than 5 miles from Downtown Cincinnati. Our studio, one, and two-bedroom apartments for rent in Newport have thoughtful finishes, such as a modern appliance package, wood-style plank floors, patio or balcony, views of Cincinnati and Newport, and plenty more!

What You’ll Own
  • Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
  • Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.

  • Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
  • Maintain the required uniform and ensure a professional and approachable appearance at all times.
  • Perform other responsibilities as assigned by management.
