Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician to maintain Edenfield Shores in Jacksonville, FL. This full-time, non-exempt role reports to the Property Manager and covers resident service requests, turnovers, and safety compliance.

You will help maintain exterior and common areas, perform pool maintenance, and collaborate with team members to meet property goals while upholding high standards of service.

Qualifications

• High school diploma or equivalent required.
• Basic English communication skills to interact with residents and team members.
• General maintenance experience including HVAC, electrical, plumbing, and appliances preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills and maintenance software experience a plus.
• Must live within 30 miles of the property and have reliable transportation.

Responsibilities

• Ensure timely and thorough completion of resident work requests, including after-hours.
• Perform unit turnovers and make-readies to meet move-in deadlines.
• Maintain exterior and common areas to keep a clean, welcoming environment.
• Perform swimming pool maintenance and safety compliance where applicable.
• Identify and address maintenance issues proactively to minimize disruptions.
• Adhere to OSHA standards and safety policies; report hazards promptly.
• Use tools and equipment safely and manage inventory.
• Collaborate with the maintenance team and other departments.
• Maintain professional appearance and uniform.
• Perform other duties as assigned by management.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem-solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
