Job Description

The Maintenance Technician works directly with the Maintenance Supervisor to ensure the property operates efficiently and all maintenance requests are completed promptly. The technician oversees plumbing, electrical, HVAC, appliance, carpentry, and painting requirements. This role also involves being on-call for after-hours and weekend emergencies.

Responsibilities

1. Respond to service requests professionally, ensuring timely completion.
2. Prepare vacant units for occupancy, including painting, carpentry, and repairs.
3. Work efficiently without compromising quality, coordinating with other maintenance staff during make-ready processes.
4. Repair holes, caulk cracks, fix ceiling textures, patch walls and ceilings, and perform related tasks.
5. Maintain accurate work order logs, documenting actions and supplies used.
6. Provide excellent customer service to develop rapport with residents.
7. Perform additional duties as assigned.
8. Participate in rotating on-call duties for emergencies during nights and weekends.
9. Adhere to company policies, procedures, and legal requirements (OSHA, ADA, Fair Housing).

Qualifications

• 1-3 years of experience in residential, commercial, or mechanical maintenance.
• Ability to troubleshoot electrical, plumbing, HVAC, and appliance issues.
• Strong time management skills and adaptability to shifting priorities.
• Valid U.S. driver’s license.
