Qualifications

• One year of related maintenance experience or equivalent education/experience.
• EPA/CFC certification preferred for HVAC work.

Responsibilities

• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other maintenance-related issues
• Perform preventative maintenance to protect community assets
• Keep interior and exterior property compliant with standards
• Respond to service requests promptly while ensuring a positive resident experience
• Communicate clearly with residents and team members
• Support appearance, functionality, and upkeep of the community

Are you someone who enjoys diagnosing problems, working with your hands, and making a visible impact every day? Morgan Properties is looking for a Maintenance Technician to join our team at a 292-unit apartment community in Rochester, NY. In this role, you'll help create a safe, well-maintained environment for residents while working alongside a team that values accountability, collaboration, and continuous improvement.

Compensation & Incentives

• Base Pay: $21.00 – $23.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

As the Service Technician, You Will:

• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other maintenance-related issues
• Perform preventative maintenance to help protect and preserve community assets
• Ensure the interior and exterior of the property are maintained in accordance with company standards and compliance requirements
• Respond to service requests in a timely manner while providing a positive resident experience
• Keep residents and team members informed through clear, professional communication
• Support the overall appearance, functionality, and upkeep of the community

We're seeking a maintenance professional who can work independently, think critically, and adapt to changing priorities. The ideal candidate is committed to doing the right thing, values the contributions of others, and approaches each day with the initiative and determination needed to get the job done.

Hours & Schedule:

• Monday–Friday: 8:00 AM – 4:30 PM
• Paid rotating on-call participation required
• Must be available and prepared to respond to emergency situations as needed

What We'll Expect From You:

• Active, valid driver's license and personal vehicle
• HVAC / EPA / CFC certification preferred
• One year of related experience or an equivalent combination of education and experience
