Job summary

HILLS Properties is seeking a full-time Maintenance Technician for Graphite Oakley in Cincinnati, Ohio. The role involves hands-on maintenance across HVAC, electrical, plumbing, and appliance systems, with some evening and weekend on-call hours.

You will maintain outdoor grounds and perform make-ready tasks for vacated units, contributing to a high standard of property care and resident satisfaction. A valid driver’s license and strong safety practices are essential.

Qualifications

• HVAC certification preferred, but not required.
• Valid driver’s license and reliable transportation.
• Thorough working knowledge of building maintenance.
• Clear oral and written communication skills.
• Ability to perform basic mathematical functions.
• Knowledgeable and skilled in safe use and maintenance of hand tools.

Responsibilities

• Inspect and maintain outdoor grounds areas, including pool area, in a safe, attractive condition.
• Inspect vacated units and assist with make-ready, including painting, drywall, and carpet cleaning.
• Perform work orders and repairs (HVAC, electrical, small appliances, plumbing).
• Inspect and log building lights, smoke detectors, sprinkler systems and furnace filters; replace as needed.
• Contribute to a professional, positive environment with teammates, residents, vendors, and prospective residents.

HILLS Properties has an exciting opportunity for a full-time Maintenance Technician to join the team at one of our luxury apartment communities, Graphite Oakley, in Cincinnati, Ohio!

This is a regular, full-time position with some evening and weekend on call hours required.

As a maintenance technician, we will keep you busy! You play a key role in upholding our high standards and reputation by maintaining all areas of the property and performing service requests for residents. A typical day could include HVAC, electrical, small appliances, and plumbing repairs.

Essential Duties and Responsibilities

Requirements
