Job summary

AGM Management LLC in Caruthersville, MO is seeking an Apartment Maintenance Technician to maintain our 76-unit property and ensure resident comfort and safety.

You will perform repairs across plumbing, electrical, HVAC and appliances, inspect units, respond to requests, and coordinate with vendors while keeping up with safety and cost guidelines. Proactive upkeep and teamwork are valued.

Qualifications

• High school diploma or equivalent required; technical maintenance training preferred.
• Experience in general maintenance, residential/multifamily setting preferred.
• Knowledge of plumbing, electrical, HVAC, and appliance repair.
• Strong troubleshooting and problem-solving skills.
• Excellent communication and customer service skills.
• Ability to work independently and as part of a team.
• Possession of general maintenance tools and a valid driver's license.

Responsibilities

• Perform routine maintenance: plumbing, electrical, appliances, HVAC, drywall repairs.
• Inspect units and common areas for issues and safety compliance.
• Respond to maintenance requests from residents and management.
• Complete work orders timely and document activities.
• Maintain inventory of supplies and equipment.
• Keep common areas and grounds clean and well-maintained.
• Prepare apartments for new residents: painting, cleaning, repairs.
• Schedule contractors and sign off on completed work and invoices.
• Oversee capital improvements and provide updates.
• Purchase materials and ensure receipt/documentation.
• Adhere to policies, safety protocols, and fair housing.
• Perform other duties as assigned.

Position Overview:

We are seeking an Apartment Maintenance Technician to join our team and play a crucial role in maintaining the upkeep of our 76-unit property in Caruthersville, MO. The ideal candidate will have a background in apartment maintenance and repairs. This role offers an opportunity to make a meaningful impact by ensuring our residents have a safe and comfortable living environment.

Responsibilities:

• Perform routine maintenance tasks such as repairing plumbing, electrical systems, appliances, HVAC units, drywall and other mechanical equipment.
• Conduct inspections of units and common areas to identify maintenance issues and ensure compliance with safety regulations.
• Respond promptly and efficiently to maintenance requests from residents and property management.
• Complete work orders in a timely manner and document all maintenance activities accurately.
• Maintain inventory of supplies and equipment necessary for maintenance tasks.
• Keep common areas, buildings and grounds clean and well-maintained.
• Prepare apartments for new residents, including; painting, cleaning, upgrades and other necessary repairs.
• Schedule contractors and sign off on completed work and invoices when applicable while maintaining adherence with property cost guidelines.
• Perform or oversee capital improvements and provide regular updates.
• Purchase materials and supplies and ensure items are received and documented.
• Adhere to company policies and procedures, including safety protocols and fair housing regulations.
• Complete all other duties as assigned and directed by company representatives.

Qualifications:

• A high school diploma or equivalent is required; technical training or certification in maintenance or related field is preferred.
• Proven experience in general maintenance and repair work, preferably in a residential or multifamily housing setting.
• Knowledge of plumbing, electrical, HVAC, and appliance repair.
• Strong troubleshooting and problem-solving skills.
• Excellent communication and customer service skills.
• Ability to work independently and as part of a team.
• Attention to detail and ability to prioritize tasks effectively.
• Possession of the general tools needed to perform routine maintenance tasks
• Valid driver's license and reliable transportation.
