Job summary

AGM Management LLC is seeking an Apartment Maintenance Technician to maintain two properties (Newton and Abilene). The role covers plumbing, electrical, HVAC, and general repairs to ensure safe, comfortable homes for residents.

Schedule is Monday–Friday, 8:00 am–4:00 pm, with opportunities to lead capital improvements and coordinate contractors. Ideal candidates have strong maintenance experience, own standard tools, and hold a valid driver’s license.

Qualifications

  • High school diploma or equivalent required; technical training or certification preferred.
  • Experience in general maintenance and repair, preferably in residential/multifamily housing.
  • Knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Strong troubleshooting and problem-solving abilities.
  • Excellent communication and customer service skills.
  • Ability to work independently and as part of a team.

Responsibilities

  • Perform routine maintenance tasks including plumbing, electrical, appliance, HVAC, drywall and other mechanical repairs.
  • Inspect units and common areas for maintenance issues and safety compliance.
  • Respond promptly to maintenance requests from residents and management.
  • Complete work orders promptly and document maintenance activities accurately.
  • Maintain inventory of supplies and equipment for maintenance tasks.
  • Keep common areas, buildings and grounds clean and well-maintained.
  • Prepare apartments for new residents with painting, cleaning, and repairs.
  • Schedule contractors and approve completed work and invoices within cost guidelines.
  • Oversee capital improvements and provide regular updates.
  • Purchase materials and ensure receipt and documentation.
  • Adhere to company policies, safety protocols, and fair housing regulations.
  • Perform other duties as assigned by company representatives.

Position Overview

We are seeking an Apartment Maintenance Technician to join our team and play a crucial role in maintaining the upkeep of two properties, a 45-units property in Newton and a 16-unit property in Abilene. The ideal candidate will have a background in apartment maintenance and repairs. This role offers an opportunity to make a meaningful impact by ensuring our residents have a safe and comfortable living environment.

Responsibilities
  • Perform routine maintenance tasks such as repairing plumbing, electrical systems, appliances, HVAC units, drywall and other mechanical equipment.
  • Conduct inspections of units and common areas to identify maintenance issues and ensure compliance with safety regulations.
  • Respond promptly and efficiently to maintenance requests from residents and property management.
  • Complete work orders in a timely manner and document all maintenance activities accurately.
  • Maintain inventory of supplies and equipment necessary for maintenance tasks.
  • Keep common areas, buildings and grounds clean and well-maintained.

  • Schedule contractors and sign off on completed work and invoices when applicable while maintaining adherence with property cost guidelines.

  • Adhere to company policies and procedures, including safety protocols and fair housing regulations.
  • Complete all other duties as assigned and directed by company representatives.
Qualifications
  • A high school diploma or equivalent is required; technical training or certification in maintenance or related field is preferred.
  • Proven experience in general maintenance and repair work, preferably in a residential or multifamily housing setting.
  • Knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Strong troubleshooting and problem-solving skills.
  • Excellent communication and customer service skills.
  • Ability to work independently and as part of a team.
  • Attention to detail and ability to prioritize tasks effectively.
  • Possession of the general tools needed to perform routine maintenance tasks
  • Valid driver's license and reliable transportation.
