SUMMARY / OBJECTIVE

The Property Maintenance Technician will perform grounds cleanup/maintenance, preventative maintenance, repairs, apartment turnovers, and janitorial tasks. Technical expertise in one or more building trades is highly desired. As part of the on-site team, the Maintenance Technician will demonstrate high standards of cleanliness, customer service, and maintain a hazard-free environment. This position reports directly to the Property Manager.

Requirements:

ESSENTIAL FUNCTIONS

  • Completes work orders in a timely and accurate manner.
  • Cleans up after work is complete.
  • Performs repairs on the property, including painting, carpentry, wall repair, minor plumbing, electrical, air conditioning, heating, etc.
  • Secures, cleans, repairs, and applies bed bug treatment to all units during turnover as directed by the Property Manager.
  • Maintains exterior common areas and grounds, including lawns, flowerbeds, shrubbery, parking areas, and trash pickup.
  • Provides on-call maintenance service as directed by the Property Manager. Responds to emergencies and completes incident/accident reports.
  • Sets up conference rooms and community spaces as needed (if applicable).
  • Documents preventative maintenance activities through the Recurring Work Order process.
  • Advises the Property Manager on the overall condition of the property, including potential hazards.
  • Responsible for the overall physical condition of the property.
  • Completes repairs and maintenance as directed by the Property Manager, including 504 Self Evaluation repairs.
  • Completes Purchase Orders and submits for approval.
  • Uses Yardi maintenance/work order system to record and close maintenance work.
  • Performs triannual unit inspections with the Property Manager.
  • Performs other related duties as assigned.
  • Completes assigned training timely.

  • Oversees work progress of vendors and contractors.

WORK ENVIRONMENT

  • Building and outdoor environment.

TRAVEL REQUIRED

  • Negligible; mainly errands and travel between properties.

EDUCATION AND EXPERIENCE

  • Education: High School diploma or equivalent, plus technical training/experience in building trades.
  • Experience: 2+ years in skilled maintenance work.

Physical: Frequently push/pull objects over 100 lbs., lift/carry objects between 50-100 lbs., use hand tools and operate machinery, walk, stand, squat, drive, and work in uncomfortable positions.

Cognitive: Concentrate for extended periods, handle multiple tasks, and remember instructions over days.

Environmental Conditions: Exposure to seasonal weather, chemicals, dust, noise, humidity, and hazards.

Equipment: Operate power tools, lawnmowers, snowblowers, cleaning equipment, testers, etc.
