We're currently seeking a Maintenance Tech III for our multi-family portfolio of properties, with 3+ years of industry experience.
This position will be full-time at The Crossings at Hamilton Station located in Hamilton Twp., NJ.
Responsibilities
Responsible for executing maintenance, including diagnosing problems and making repairs to maintain the physical condition of the community according to operating and safety standards, and ensuring service requests, repairs, and turns are completed in a timely manner.
Reports To:
- Sr. Maintenance Manager/Maintenance Manager/Maintenance Supervisor
- No direct reports; may assist in supervising Maintenance Technicians I and II with responsibilities for scheduling, work assignments, training, etc.
Classification:
- Non-exempt/Hourly – eligible for overtime
Essential Job Functions
- Supervisory/Master License: Directly oversee staff and hold Master License in HVAC, High Pressure Seal Boilers, and Master Plumbing License.
- HVAC: Maintain, diagnose, repair, and replace residential and commercial systems.
- Plumbing: Maintain, diagnose, repair, and replace plumbing fixtures, supply & drain lines, and water heaters.
- Electrical: Maintain, diagnose, repair, and replace fixtures, receptacles, switches, devices, wiring, and low voltage systems.
- Appliances: Maintain, diagnose, repair, and replace household appliances.
- Carpentry: Maintain, repair, and replace cabinetry, doors, molding, framing, flooring, and tile.
- Drywall/Plaster: Repair and replace drywall, sand to paintable finish.
- Painting: Apply finishes to wood, drywall, metal, and masonry surfaces.
- Building Envelope: Maintain, repair, and replace roofs (rubber & shingle), gutters, drainage systems, soffits, fascia, windows, doors, and cladding.
- Building Systems: Maintain and diagnose issues with pools/spas, elevators, fire detection & protection systems.
- Computer Skills: High competency in Real Page, Excel, Word, Outlook, internet.
- Blueprints: Ability to read and understand blueprints.
- Oversight: Oversee maintenance staff when Maintenance Manager/Supervisor is not on-site.
- Task Performance: Able to perform all tasks required of Tech 1 & Tech 2.
- Complete service requests and repairs in accordance with company standards and in a timely manner.
- Assist with organizing and prioritizing maintenance tasks and service requests.
- Ensure vacant apartments are rent-ready promptly; perform turnkey work as needed.
- Assist in preparing staff work schedules, preventive maintenance, budgets, and maintaining inventory of supplies and tools.
- Inspect grounds and buildings daily to identify maintenance needs.
- Maintain customer service standards, respond to resident requests, resolve problems, and follow up.
- Apply all applicable policies and safety procedures, promoting safe work practices.
- Ensure compliance with laws, including Fair Housing regulations.
Non-Essential Job Functions:
- Perform other duties as assigned.
- Assist in supervising outside contractors.
- Maintain professional appearance and adhere to dress code.
- Model and demonstrate core maintenance competencies.
Other:
- Participate in emergency on-call rotation.
- Live within 45 minutes of the community.
- Work schedule may vary based on business needs.
- May be asked to perform tasks of Tech I / II.
Qualifications
- High School diploma or GED preferred.
- 5 years of experience with Real Page or similar programs.
Skills:
- Effective communication skills in English, both written and verbal.
- Basic arithmetic skills for measurements and calculations.
- Ability to operate general office and maintenance equipment.
- Ability to handle chemicals and cleaning supplies safely.
- Ability to lift up to 60 pounds and work at heights or in restricted spaces.
- Ability to operate motorized vehicles.
Licenses/Certifications:
- Valid driver’s license and insurance.
- EPA Technician Certification (Type I and II).
- Other licenses as required by law.
- Lift certification within 6 months of hire.
