We're currently seeking a Maintenance Tech III for our multi-family portfolio of properties, with 3+ years of industry experience.
This position will be full-time at The Crossings at Hamilton Station located in Hamilton Twp., NJ
Responsibilities
Responsible for executing maintenance, including: diagnosing problems and making repairs in order to maintain the physical condition of the community according to operating and safety standards and to ensure that service requests repairs and Turns are made in a timely manner.

- Sr. Maintenance Manager/Maintenance Manager/Maintenance Supervisor
Supervises
- No Direct Reports; may assist in supervising Maintenance Technicians I and II with responsibility for scheduling, work assignments, training, etc.
Classification
- Non-exempt/Hourly – eligible for overtime
Essential Job Functions
- Hold Master License in HVAC, High Pressure Seal- Boilers, Masters Plumbing License
- Maintain, diagnose, repair, or replace residential and commercial HVAC systems
- Maintain, diagnose, repair, or replace plumbing fixtures, supply & drain lines, and water heaters
- Maintain, diagnose, repair, or replace electrical fixtures, receptacles, switches, devices, wiring, and low voltage systems
- Maintain, diagnose, repair, or replace household appliances
- Maintain, repair, or replace cabinetry, doors, molding, framing, flooring, tile
- Repair or replace drywall and sand to paintable finish
- Apply finishes to wood, drywall, metal, masonry
- Maintain, repair, or replace roofs, gutters, drainage systems, soffits, fascia, windows, doors, cladding
- Maintain/diagnose issues with pools/spas, elevators, fire detection & protection systems
- High competency in Real Page, Excel, Word, Outlook, internet
- Ability to read and understand blueprints
- Oversee maintenance staff when necessary
- Perform all tasks required of Tech 1 & Tech 2
- Complete service requests and repairs timely
- Organize and prioritize service requests and maintenance tasks
- Ensure apartments are rent-ready promptly
- Assist in scheduling, budgeting, and inventory management
- Inspect grounds and buildings daily for maintenance needs
- Respond to resident requests, resolve problems, and follow up
- Follow safety policies and promote safe work practices
- Ensure compliance with laws and regulations, including Fair Housing

- Maintain professional appearance and dress code
- Model and demonstrate core maintenance competencies
Other
- Participate in emergency on-call rotation
- Live within 45 minutes of the community
- Schedule may change based on business needs
- May perform tasks of Maintenance Tech I / II
Qualifications
- High School diploma or GED preferred
- 5 years experience with Real Page or similar programs
Skills
- Ability to communicate clearly in English, read maintenance tickets, understand labels
- Basic arithmetic skills for measurements and calculations
- Operate office and maintenance tools and equipment
- Handle chemicals and supplies safely and frequently
- Transport up to 60 pounds, access restricted spaces, work at heights
- Operate motorized vehicles as needed
- Stand, walk, kneel, crouch, climb regularly
Licenses/Certifications
- Valid driver’s license and insurance
- EPA Type I and II technician certification
- Asbestos abatement certification (if applicable)
- Other licenses as required
- Lift certification within 6 months of hire
