Job summary

Level 10 Management seeks a Maintenance Technician for our Bloomington, MN properties. You will install appliances, perform HVAC, electrical work, and general repairs, using your own vehicle for limited property visits with mileage reimbursement.

Ideal candidates are hands-on, customer-focused, able to work independently or with the team, and willing to work evenings, weekends and on-call as needed; HVAC and EPA licenses and boiler license are required.

Qualifications

• High school diploma or equivalent.
• HVAC license issued by a recognized authority.
• EPA certification for refrigerants.
• Boiler license or certification.

Responsibilities

• Install appliances, HVAC, electrical work, and general maintenance.
• Perform repairs in a timely and satisfactory manner.
• Maintain safe, clean and organized work areas.
• Coordinate with Property/Portfolio Manager on policies, procedures and preventive maintenance.
• Develop vendor relationships and process invoices.

MAINTENANCE TECHNICIAN

• Full-time
• Location: Bloomington, MN
• Pay: $27- $38 per hour
• Hours: Monday - Friday 7:30 am - 4:00 pm, monthly rotating weekends

In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage.

We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

RESPONSIBILITIES:

• Demonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productive
• Assists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property
• Initiates,performsand oversees maintenance projects
• Performs repairs according to requests received from ina timelyand satisfactory manner
• Responds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.ina timelymanner.
• Coordinates andassistswith apartment turnovers that meet Level 10 standards
• Assistswith maintenance ofcommon areas(indoor and outdoor) as needed
• Follows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance ofcommon areasper schedule
• Develops andmaintainsrelationships with vendors, negotiates pricing and processes invoices
• Ensures compliance with all company, local,stateand federal safety rules
• Maintains and cares for equipment as may be necessary for its continuous operation
• Maintains an adequate inventory supply level while ensuring service shop is clean and organized
• Complies withall Federal and Local Fair Housing regulations and ordinances
• Maintains confidentiality of co-workers, management, owners, past and current , vendors, and all outside contacts
• Work with the service team to ensure the premises are presentable and safe for operations

QUALIFICATIONS:

• Minimum1-3 years'experience
• Ability to act independently and make decisions
• Strong verbal and written communication skills
• Able to multi-task and manage several projects and excel under tight deadlines
• HVAC and EPA licenses
• Boiler’s Licenses
• Able to communicate effectively and efficiently with , team members, and vendors
• Previousplumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance
• Computer knowledge MS Word, Excel, and Outlook
• Able to work evenings, weekends andon-call(as needed)
• Able to lift 50lbs or more
• High school diplomarequired
