Job summary

Level 10 Management is seeking a Maintenance Technician to provide maintenance services across apartment communities, including appliance installation, HVAC, electrical work, and general repairs. You will drive to a limited number of properties and be reimbursed for mileage, working with a team to uphold safety and quality standards.

Ideal candidates have 1–3 years' experience, strong communication, and the ability to work independently or with the team.

Qualifications

• Minimum 1-3 years' experience preferred
• Ability to act independently and make decisions
• Strong verbal and written communication skills
• Able to multi-task and manage several projects and meet deadlines
• HVAC and EPA licenses preferred
• Able to communicate effectively with residents, team members, and vendors
• Experience with plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferred
• Computer knowledge MS Word, Excel, and Outlook
• Able to work evenings, weekends and on-call as needed
• Able to lift 50lbs or more
• High school diploma required

Responsibilities

• Provide maintenance services for apartments, including installation of appliances, HVAC, electrical, and general repairs.
• Drive to a limited number of properties with mileage reimbursed.
• Assist Property Manager/Portfolio Manager with policies, standards, procedures and programs for property upkeep.
• Initiate and oversee maintenance projects.
• Perform repairs in response to resident requests in a timely and satisfactory manner.
• Coordinate apartment turnovers that meet Level 10 standards.
• Maintain common areas (indoor and outdoor) as needed.
• Follow Preventive Maintenance Program and inspect each apartment twice yearly; perform routine maintenance of common areas.
• Develop and maintain relationships with vendors; negotiate pricing and process invoices.
• Ensure compliance with all safety rules at the company, local, state, and federal levels.
• Maintain and care for equipment for continuous operation.
• Maintain inventory and keep service shop clean and organized.
• Comply with Federal and Local Fair Housing regulations and ordinances.
• Maintain confidentiality of co-workers, management, owners, residents, vendors and other contacts.
• Work with the service team to keep premises presentable and safe.

In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage.

RESPONSIBILITIES:

• Assists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property

• Performs repairs according to requests received from residents ina timelyand satisfactory manner
• Responds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.ina timelymanner.

• Assistswith maintenance ofcommon areas(indoor and outdoor) as needed
• Follows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance ofcommon areasper schedule
• Develops andmaintainsrelationships with vendors, negotiates pricing and processes invoices
• Ensures compliance with all company, local,stateand federal safety rules
• Maintains and cares for equipment as may be necessary for its continuous operation
• Maintains an adequate inventory supply level while ensuring service shop is clean and organized
• Complies withall Federal and Local Fair Housing regulations and ordinances
• Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
• Work with the service team to ensure the premises are presentable and safe for operations
