Job summary

Theuniversityunion is seeking a Maintenance Technician to support multiple apartment communities in Richmond, VA, including Stony Point, Laketree and Meadows. The role requires travel between sites and an on-call rotation to handle repairs and preventative maintenance.

Ideal candidates hold basic trades skills (appliance repair, carpentry, HVAC, electrical, plumbing, painting), own hand tools, and a valid driver’s license. EPA 608 certification is preferred.

Qualifications

• Read and comprehend safety rules and operation manuals.
• Good written and verbal communication skills.
• Valid Driver’s License with clean record and background check.
• Access to reliable transportation.

• Must provide basic hand tools.
• Prioritize and schedule work to meet property needs while delivering customer service.
• Able to handle confidential information.
• EPA 608 Type I and II preferred.
• Able to perform essential physical qualifications.

Responsibilities

• Maintain and upkeep apartments, buildings, common areas and grounds via service requests or management direction.
• Inspect property cleanliness and report lease violations.
• Perform seasonal grounds duties.
• Participate in apartment turn-key processes and preventive maintenance.
• Help organize and inventory maintenance shop and storage areas with safety emphasis.
• Care for company-owned equipment and supplies.
• Adhere to safety standards in maintenance operations.
• Communicate professionally with residents, vendors and staff.
• Wear appropriate safety gear when required.
• Assist team members and other projects as assigned.

Our ideal Maintenance Technician will not just have the required skills but will be a true team player. Sign-on bonus of $500 after 30 days of employment.

This position will serve our Stony Point, Laketree, and Meadows apartment communities in Richmond, Chester, and Glen Allen, VA totaling 451units. This position requires a week of on-call every 2-3 weeks, depending on staffing. Must be willing to travel between communities.

EPA 608 certification preferred. Must have your own hand tools.

Requirements:

• Basic knowledge and experience, coupled with diagnostic and repair skills, for each of the following trades is preferred: Appliance Repair, Carpentry, HVAC, Electrical, Plumbing, and Painting
• Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals
• Good written and verbal communication skills
• Valid Driver’s License with acceptable driving record and criminal background check
• Access to dedicated and reliable transportation
• Able and willing to work flexible hours and participate in the on-call rotation
• Must provide basic hand tools
• Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service

• EPA 608 Certification Type I and Type II (preferred)

Responsibilities:

• Assist in the maintenance and upkeep of apartments, buildings, common areas and grounds through Service Requests or direction by Management
• Inspect property for cleanliness, trash removal, abandoned vehicles etc. and report suspected lease violations to Property Manager
• Perform seasonal grounds duties as needed
• Participate in apartment turn-key process and preventative maintenance programs
• Contribute to the organization and inventory control of the Maintenance Shop and other storage areas, with emphasis on safety concerns and unit keys
• Participate in the care, maintenance, and inventory of all company owned equipment
• Application of all safety standards and practices associated with maintenance operations
• Effectively communicate with residents, vendors and other employees in a professional and courteous manner
• Wear appropriate safety equipment as tasks dictate
• Assist other team members and complete other projects and duties as assigned

• Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.

Authority:

• Recommend changes to the position and job duties which will improve efficiency and safety

Relationships:

• Reports to the Maintenance Supervisor
• Takes direction from the Maintenance Supervisor, the Director of Property Management, the Assistant Director of Property Management, and the Property Manager
• Internal contacts: managers and associates
• External contacts: residents, vendors, and guests

Must have reliable transportation and a valid driver's license with an acceptable driving record.
