Job summary

ABM is seeking a facility maintenance technician in the Los Angeles area to operate and maintain building equipment and ensure optimal environmental conditions. This role requires performing preventive maintenance, housekeeping of engineering spaces, and adhering to energy management practices.

Qualifications

• High School diploma or equivalent or GED.
• Ability to read, write, speak, and understand English well.
• 5 to 10 Years of Building Maintenance experience.
• EPA 608 Certification Preferred.

Responsibilities

• Operate and maintain all building equipment to ensure operation with design capabilities and to achieve proper environmental conditions.
• Perform preventive maintenance on the equipment as prescribed by ABM Engineering Services’ and manufacturers’ recommendations.
• Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces.
• Maintain an energy management program to operate all systems efficiently and minimize operating costs.
• Review building operations, preventive maintenance, training, energy management and equipment status regularly.
• Overall responsibility for HVAC Systems, Water Treatment Procedures, Electrical Equipment.
• Implement and manage Operational Manuals and Logs, Equipment History Book, The Safety Program, The Inventory Control Program, The Preventive Maintenance Program, The Daily Engineering Log.
• Coordinate Work Order Procedures, Failure Analysis Procedures, Vendor Relations, The Formal Training Program, Building Management Communications.

Pay:$27.42/HR
The pay listed is the hourly rate for this position as outlined by the collective bargaining agreement.

Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Operate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management.
• Perform preventive maintenance on the equipment as prescribed by ABM Engineering Services’ and manufacturers’ recommendations.
• Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to technician.
• Maintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum.
• Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.
• Overall responsibility for HVAC Systems, Water Treatment Procedures, Electrical Equipment.
• Implementation and management of Operational Manuals and Logs, Equipment History Book, The Safety Program, The Inventory Control Program, The Preventive Maintenance Program, The Daily Engineering Log.
• Coordination of Work Order Procedures, Failure Analysis Procedures, Vendor Relations, The Formal Training Program, Building Management Communications.
