Job summary

Wilhoit Properties, Inc. seeks a Property Maintenance Technician to uphold the upkeep of our apartment communities in Houston.

You will perform painting, appliance servicing, plumbing and electrical work, and oversee routine make-readies to ensure units are ready for residents. The role requires strong mechanical, electrical, plumbing, and carpentry skills along with the ability to work on-call, stand for long periods, and manage time effectively.

Qualifications

• Experience in property maintenance preferred.
• Strong mechanical knowledge required.
• Electrical, plumbing and carpentry skills are essential for working on various projects.

Responsibilities

• Maintain the physical appearance and integrity of the apartment community.
• Ensure clean and comfortable living environment for residents and visitors.
• Complete apartment make-ready procedures such as painting, servicing appliances, plumbing, and electrical fixtures; repair older parts; change bulbs; check locks.
• Inspect grounds, buildings, lighting, plumbing, electrical fixtures, appliances, and major equipment; perform repairs with PM approval.
• Maintain organized maintenance shop and inventory of tools, equipment and supplies.
• Maintain curb appeal through lawncare.
• Handle after-hours emergency calls as assigned.

Job description

Our Property Maintenance Technician are responsible for performing various maintenance tasks to ensure the efficient operation of our facilities.

Key Responsibilities

• Maintain the physical appearance and integrity of the apartment community
• Ensure clean and comfortable living environment for residents and visitors
• Completes apartment make-ready procedures such as: painting; servicing appliances, plumbing, and electrical fixtures; repairing old and faulty parts; replacing burnt-out light bulbs; checking/changing locks; and cleaning.
• Makes regular inspections of grounds, buildings, lighting, plumbing, electrical fixtures, appliances, and major equipment and performing repairs as necessary with the approval of the Property Manager.
• Responsible for maintaining an organized maintenance shop and keeping inventory of tools, equipment, and maintenance supplies.
• Maintain apartment community curb appeal by performing necessary lawncare
• Takes after-hours emergency calls, as assigned

Qualifications

• Experience in property maintenance is preferred
• Strong mechanical knowledge
• Electrical, plumbing, and carpentry skills essential for working on various projects

Requirements

• Required to stand/walk for long periods of time.
• This position requires availability for on-call emergencies at all hours
• Ability to work with both hands for frequent grasping and manipulation
• Strong time management, planning, and organizational abilities
