Job summary

Wilhoit Properties, Inc. is seeking a Property Maintenance Technician to sustain the quality and safety of our apartment communities. The role covers a range of upkeep tasks aimed at residents' comfort and property value.

Responsibilities include routine inspections, responding to emergencies, making ready units, and maintaining tools and inventory, with on-call availability as needed. A strong mechanical background and practical trade skills are essential.

• Perform make-ready tasks: painting, appliances, plumbing, electrical fixtures, lighting bulbs, locks, and cleaning.
• Inspect grounds, buildings, lighting, plumbing, appliances, and major equipment and repair as needed with Property Manager approval.
• Keep maintenance shop organized and inventory in check.
• Maintain curb appeal through lawncare.
• Answer after-hours emergency calls as assigned.

Job description

Our Property Maintenance Technician are responsible for performing various maintenance tasks to ensure the efficient operation of our facilities.

Key Responsibilities:

• Maintain the physical appearance and integrity of the apartment community
• Ensure clean and comfortable living environment for residents and visitors
• Completes apartment make-ready procedures such as: painting; servicing appliances, plumbing, and electrical fixtures; repairing old and faulty parts; replacing burnt-out light bulbs; checking/changing locks; and cleaning.
• Makes regular inspections of grounds, buildings, lighting, plumbing, electrical fixtures, appliances, and major equipment and performing repairs as necessary with the approval of the Property Manager.
• Responsible for maintaining an organized maintenance shop and keeping inventory of tools, equipment, and maintenance supplies.
• Maintain apartment community curb appeal by performing necessary lawncare
• Takes after-hours emergency calls, as assigned

Qualifications:

• Experience in property maintenance is preferred
• Strong mechanical knowledge
• Electrical, plumbing, and carpentry skills essential for working on various projects

Requirements:

• Required to stand/walk for long periods of time.
• This position requires availability for on-call emergencies at all hours
• Ability to work with both hands for frequent grasping and manipulation
• Strong time management, planning, and organizational abilities
