Job summary

Mills Properties is seeking a Maintenance Supervisor to lead our on-site maintenance team at our Missouri properties. You will oversee repairs, preventative maintenance, and the make-ready process while ensuring safety and resident satisfaction.

Strong leadership and communication are essential, with a focus on cost-effective, high-quality service. Requirements include 5+ years in maintenance, EPA/CPO credentials, and a valid driver’s license.

Qualifications

  • High school diploma or GED required; trade school degree preferred.
  • Minimum five years of maintenance experience, including trades such as plumbing, electrical, carpentry, HVAC.
  • EPA Certification Type I/II or Universal; CPO certification preferred.
  • Demonstrated supervisory leadership and coaching skills.
  • Valid driver’s license required; ability to work varied schedule including weekends/holidays.

Responsibilities

  • Direct and oversee all aspects of the property’s maintenance function.
  • Manage make-ready process and ensure repairs, replacements, and cleanliness are completed to standard.
  • Monitor safety, preventative maintenance, and service requests; respond promptly to resident needs.
  • Maintain inventory and oversee maintenance budget for cost-effective operations.
  • Coordinate with Property Manager and lenders/investors during inspections; ensure KPIs and SLAs are met.

About The Role

We are seeking an experienced Maintenance Supervisor to lead the maintenance team and ensure our property is safe, welcoming, and well-maintained. In this role, you will oversee all maintenance operations, including appearance, safety, preventative maintenance, repairs, and the make-ready process. You will play a key role in creating a positive resident experience by keeping the property in top condition and leading your team to respond efficiently and effectively to all maintenance needs.

Pay is based on experience.

Eligible candidates may receive a total sign-on bonus of up to $1,000 for the Maintenance Supervisor position:
  • $500 paid on your first day of employment
  • $500 paid after 90 days of successful employment
  • Sign-on bonus is subject to eligibility requirements and successful completion of the first 90 days of employment.
This Role Qualifies For The Following Bonus Structure
  • Monthly Renewal Bonus
  • Quarterly Bonus - up to 20% Quarterly base pay (Performance Based)
How You Will Be Successful
  • Effectively direct and oversee all aspects of the property’s maintenance function
  • Monitor, prioritize, and complete service requests and maintenance activities, ensuring issues are handled to the satisfaction of residents
  • Monitor the daily workload of the maintenance team, assisting as needed to ensure tasks are completed timely and effectively
  • Coordinate, schedule, and complete preventative maintenance on the property, buildings, units, appliances, and equipment
  • Manage the make-ready process by ensuring all repairs, replacements, and clean‑up tasks are completed
  • Communicate daily with the property office, reporting on the progress of service requests and make-readies
  • Act as the safety steward by addressing hazardous conditions and training staff on safety and protective measures
  • Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed
  • Maintain an adequate and organized inventory of materials and supplies
  • Oversee and maintain the maintenance budget, ensuring cost-effective operations, while meeting property needs
  • Exhibit "servant-first" leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality, and exceed resident expectations
  • Review staff performance regularly, communicate expectations, and hold team members accountable through training, mentoring, and performance management
  • Monitor pool operation daily and maintain the appropriate health department standards
  • Maintain curb appeal by assisting with groundskeeping and picking up litter
  • Assist with housekeeping, inspections, and other tasks assigned by the Property Manager
  • Maintain positive communication with residents and provide excellent service through courteous and timely responses to resident needs and concerns
  • Perform call-back emergency service as required
  • Maintain organization and cleanliness of work areas and maintenance shops
  • Abide by Mills policies and procedures and all laws pertaining to Fair Housing, the Americans with Disabilities Act, etc

What You Need
  • High school diploma or GED; trade school degree preferred
  • Minimum five years’ maintenance experience, including tile, carpentry, plumbing, electrical, and HVAC repair
  • Previous supervisory experience preferred
  • EPA Certification Type I and II, or Universal, and CPO certification required
  • CAMT certification preferred, but not required
  • Demonstrated leadership and coaching skills, with the ability to mentor and develop others
  • Proven ability to maintain composure and solve problems with keen insight when faced with obstacles
  • Ability to work a varied schedule, including weekends, holidays, and on-call shifts
  • Ability to work in extreme environmental conditions (heat, cold, rain, snow, etc.)
  • Valid driver’s license required
  • Adept at building relationships and working in a team environment, with a proven track record of sharing ideas, providing encouragement, building on others’ ideas, giving due appreciation, and bringing out the best in others
