Job summary

Mills Properties, Inc. is seeking an experienced Maintenance Supervisor to lead the maintenance team, ensure safety, and keep our property well‑maintained. You will oversee all maintenance operations, respond to service requests, and drive a positive resident experience through proactive leadership.

Pay is based on experience. The role includes a monthly renewal bonus and a quarterly incentive up to 20% of base pay, reflecting performance and tenure.

Qualifications

  • High school diploma or GED; trade school degree preferred.
  • Minimum five years’ maintenance experience: tile, carpentry, plumbing, electrical, HVAC.
  • Previous supervisory experience preferred.
  • EPA Type I/II or Universal certification required; CPO certification required.
  • CAMT certification preferred but not required.
  • Proven leadership, coaching, and people skills.
  • Ability to work weekends, holidays, and on-call shifts.
  • Valid driver’s license.

Responsibilities

  • Direct and oversee all aspects of the property’s maintenance function.
  • Prioritize and complete service requests and maintenance activities.
  • Monitor daily workload and ensure timely task completion.
  • Coordinate preventive maintenance on buildings, units, appliances, and equipment.
  • Manage make-ready process and ensure repairs and cleanup are done.
  • Communicate progress with the property office daily.
  • Address hazardous conditions and train staff on safety.
  • Participate in inspections with lenders/investors/senior leadership.
  • Maintain inventory of materials and supplies.
  • Oversee maintenance budget and cost-effective operations.
  • Provide training and feedback to develop the team; pursue KPIs.
  • Review staff performance and accountability through mentoring.
  • Monitor pool operations and health department standards.
  • Assist with groundskeeping, housekeeping inspections, and tasks as assigned.
  • Maintain positive resident communication and timely responses.
  • Perform emergency call-backs as required.
  • Maintain organized work areas and comply with policies and laws.

About the role

We are seeking an experienced Maintenance Supervisor to lead the maintenance team and ensure our property is safe, welcoming, and well‑maintained. In this role, you will oversee all maintenance operations, including appearance, safety, preventative maintenance, repairs, and the make‑ready process. You will play a key role in creating a positive resident experience by keeping the property in top condition and leading your team to respond efficiently and effectively to all maintenance needs.

Pay is based on experience.

How you will be successful
  • Effectively direct and oversee all aspects of the property’s maintenance function
  • Monitor, prioritize, and complete service requests and maintenance activities, ensuring issues are handled to the satisfaction of residents
  • Monitor the daily workload of the maintenance team, assisting as needed to ensure tasks are completed timely and effectively
  • Coordinate, schedule, and complete preventative maintenance on the property, buildings, units, appliances, and equipment
  • Manage the make‑ready process by ensuring all repairs, replacements, and clean‑up tasks are completed
  • Communicate daily with the property office, reporting on the progress of service requests and make‑readies
  • Act as the safety steward by addressing hazardous conditions and training staff on safety and protective measures
  • Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed
  • Maintain an adequate and organized inventory of materials and supplies
  • Oversee and maintain the maintenance budget, ensuring cost‑effective operations, while meeting property needs
  • Exhibit “servant‑first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality, and exceed resident expectations
  • Review staff performance regularly, communicate expectations, and hold team members accountable through training, mentoring, and performance management
  • Monitor pool operation daily and maintain the appropriate health department standards
  • Maintain curb appeal by assisting with groundskeeping and picking up litter
  • Assist with housekeeping, inspections, and other tasks assigned by the Property Manager
  • Maintain positive communication with residents and provide excellent service through courteous and timely responses to resident needs and concerns
  • Perform call‑back emergency service as required
  • Maintain organization and cleanliness of work areas and maintenance shops
  • Abide by Mills policies and procedures and all laws pertaining to Fair Housing, the Americans with Disabilities Act, etc

What you need
